Position Overview:
We are seeking an experienced Maintenance & Operations (M&O) Project Manager to oversee the full lifecycle of facility construction and renovation projects. The ideal candidate will manage planning, design, construction, and close-out activities while ensuring compliance with all applicable codes, budgets, and schedules. This role requires strong coordination, leadership, and communication skills to manage multiple stakeholders and contractors across various phases of construction.
Key Responsibilities:
- Manage, oversee, and coordinate all phases of assigned projects—from pre-construction, bidding, and award to construction and close-out.
- Review pre-construction documents and provide detailed feedback to design teams.
- Prepare and present progress and status reports to senior management.
- Coordinate with local agencies, internal departments, and external partners to ensure regulatory and project compliance.
- Manage project budgets and schedules, ensuring that deliverables meet quality standards and timelines.
- Oversee daily contractor activities, including reviewing schedules, submittals, and requests for clarification (RFC).
- Evaluate and process contractor substitution submittals in accordance with project specifications.
- Review and negotiate contractor change order proposals to achieve fair pricing and minimize schedule impacts.
- Manage payment processes for contractors, architects, engineers, and vendors.
- Administer professional service agreements with architects and other consultants.
- Coordinate procurement and installation of fixtures, furniture, and equipment (FF&E).
- Lead project close-out processes, including Division of State Architect (DSA) certification and financial closure.
- Perform additional duties as assigned to support project delivery and compliance.
Required Qualifications:
- Minimum 8 years of full-time professional experience in project and/or construction management of commercial, public, or educational facility projects valued at $2 million or more.
- Demonstrated success in managing multiple complex projects simultaneously.
- Strong knowledge of construction contracts, procurement, project documentation, and change management processes.
- Excellent skills in budgeting, scheduling, and reporting.
- Bachelor’s degree in Architecture, Engineering, or Construction Management from an accredited institution.
Preferred Qualifications:
- Experience utilizing Building Information Modeling (BIM) tools (e.g., Revit, Navisworks).
- Experience with LEED-certified or Collaborative for High Performing Schools (CHPS) projects.
- Familiarity with the Division of State Architect (DSA) design, construction, and certification process.
- Project Management Professional (PMP) or Certified Construction Manager (CCM) certification.
- OSHA or other construction safety certifications.

Salary : $150,000 - $162,000
