Position: Land Development Project Manager
Location: Raleigh, NC
Fuller Land & Development is a local real estate development firm focusing on residential and commercial real estate investment and lot development opportunities. Fuller has operated in the Triangle for over 15 years, and in that time has developed a reputation as a trusted partner in a variety of real estate transactions. At this time, Fuller is looking to add a talented project engineer to the Development team.
Primary Responsibilities:
- Support the Operations Manager in managing multiple land and commercial projects from due diligence through construction close-out.
- Review civil engineering plans (grading, erosion control, stormwater, utilities, and roadway design) for constructability, coordination, and compliance with jurisdictional requirements.
- Track submittals, RFIs, permits, and approvals with municipalities, consultants, and contractors.
- Prepare and maintain project schedules, budgets, and cost reports using Buildertrend, Bluebeam, and Excel.
- Perform quantity takeoffs and assist with cost estimating and bid comparisons for site and infrastructure work.
- Coordinate with civil engineers, architects, surveyors, geotechnical firms, and utility providers to maintain project momentum.
- Conduct periodic field visits to verify construction progress, check layout accuracy, and monitor QA/QC performance.
- Compile daily and weekly reports, meeting notes, and photographic documentation.
- Maintain organized project files, drawings, and as-built records.
- Support design revisions, change orders, and value-engineering opportunities.
- Assist in preparation of bid packages, RFPs, and contractor scopes of work.
- Review invoices and pay applications for accuracy and progress alignment.
- Track bond and permit close-outs, final inspections, and punch-list resolution.
Qualifications:
- Bachelor’s degree in Civil Engineering, Construction Management, or related field.
- 1–5 years of relevant experience in site development, civil design, or construction.
- Strong understanding of grading plans, stormwater design, and utility coordination.
- Proficient in Bluebeam, AutoCAD (viewing/editing), Excel, and Buildertrend (or similar).
- Excellent communication, organization, and follow-through skills.
- Field experience and familiarity with local jurisdictions (Wake, Chatham, Durham) preferred.
