Frontline Facility Solutions LLC (FFS) is seeking a skilled, dependable Maintenance Technician for Dune Palms Mobile Home Estates in La Quinta, California. This position is responsible for day-to-day maintenance and upkeep of the mobile home park, including common areas, infrastructure, and repairs requested by residents. The Maintenance Technician works directly under the supervision of the on-site Property Manager and FFS leadership to ensure the property meets all applicable California Health & Safety Code standards and maintains a safe, functional living environment for all residents.

ESSENTIAL DUTIES & RESPONSIBILITIES

General Maintenance & Repairs

  • Perform routine and preventive maintenance on all common area infrastructure, including walkways, lighting, fencing, gates, signage, and park facilities
  • Complete work orders for plumbing, electrical, carpentry, painting, and general repairs in common areas and park-owned structures
  • Conduct regular inspections of utilities, drainage, and shared infrastructure
  • Identify and report maintenance needs and safety hazards to the Property Manager promptly
  • Maintain park grounds in a clean, safe, and presentable condition

Emergency Response

  • Respond to emergency maintenance calls in a timely manner, nights and weekends as required.
  • Coordinate with licensed vendors for work that exceeds scope (licensed electrical, plumbing, HVAC, etc.)
  • Support the implementation of emergency preparedness procedures

Vendor & Contractor Support

  • Assist in coordinating and overseeing third-party vendor work on-site
  • Verify vendor work quality and report completion status to Property Manager
  • Maintain organized records of completed work orders

Safety & Compliance

  • Comply with all applicable California OSHA (Cal/OSHA) safety standards at all times
  • Use appropriate personal protective equipment (PPE) for all tasks
  • Maintain a safe working environment and immediately report unsafe conditions
  • Comply with California Health & Safety Code requirements applicable to mobile home park maintenance
  • Ensure proper disposal of waste and hazardous materials in compliance with California law
  • Complete all required safety training as assigned

Administrative

  • Maintain accurate logs of maintenance activities, materials used, and time spent
  • Track inventory of tools and supplies; notify Property Manager of replenishment needs
  • Maintain company tools, equipment, and vehicles in good working condition

MINIMUM QUALIFICATIONS

  • Minimum 2 years of general maintenance experience in a residential, commercial, or municipal property setting
  • Working knowledge of basic plumbing, electrical (low-voltage/fixture level), carpentry, painting, and HVAC filter maintenance
  • Understanding of Cal/OSHA safety regulations and safe work practices
  • Ability to read work orders, safety data sheets, and basic instructions in English
  • Valid California driver's license and reliable transportation
  • Must be able to work independently and manage time effectively with minimal supervision
  • Physical ability to perform the requirements of this position (see Physical Requirements below)
  • Bilingual (English/Spanish) required

PREFERRED QUALIFICATIONS

  • Experience in mobile home park, affordable housing, or municipal property maintenance
  • EPA 608 Refrigerant Handling Certification
  • Certified Pool Operator (CPO) — if the property has pool/spa facilities
  • OSHA 10 or OSHA 30 certification

LICENSES & CERTIFICATIONS

Note: Certain maintenance tasks in California require a licensed contractor (C-10 Electrical, C-36 Plumbing, C-20 HVAC, etc.). This position performs only general maintenance and minor repairs within scope. Licensed vendor referrals are required for tasks exceeding license-exempt thresholds under California Business & Professions Code §7048.

  • Valid California Driver's License — Required
  • EPA 608 — Preferred
  • CPO — Preferred (if applicable)
  • Forklift/equipment certification — if applicable to property needs

  • Regularly required to stand, walk, bend, kneel, stoop, crawl, and climb
  • Ability to lift and carry up to 50 lbs. unassisted; team lift for heavier loads
  • Ability to work outdoors in varying weather conditions, including the extreme heat typical of the Coachella Valley (temperatures may exceed 110°F in summer months)
  • Ability to use hand and power tools safely
  • Specific vision abilities required: close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus
  • Ability to work in confined spaces with proper safety procedures

WORKING CONDITIONS

  • Outdoor work environment, frequently exposed to heat, dust, sun, and occasional cold
  • Exposure to noise, vibration, fumes, and cleaning chemicals — PPE provided and required
  • May be required to be on-call for after-hours emergency maintenance response
  • Heat Illness Prevention: FFS maintains a full Heat Illness Prevention Plan in compliance with Cal/OSHA Title 8 §3395. Shade, water, and rest requirements will be strictly followed during high-heat periods.
