Job Summary: The Resident Manager is an essential on-site employee required by a California regulation (25 CCR § 42) to reside at the Freedom House development. This individual is responsible for the general upkeep of the property, light maintenance, and serving as the primary point of contact for emergency response outside of normal business hours. The ability to perform and coordinate a non-negligible amount of handyman tasks is required.
Duties and Responsibilities: This position is scheduled for approximately 10 hours per week of actively worked duties.
Scheduled Maintenance & Upkeep (Approx. 8 hours/week):
- Perform routine, light handyman tasks, preventative maintenance, and minor repairs that do not require specialized licensing (e.g., changing light bulbs in common areas, minor paint touch-ups, simple plumbing fixes, lock/hardware adjustments).
- Conduct daily (M-F) property walk-throughs to inspect common areas, grounds, and building exteriors for cleanliness, safety hazards, and maintenance issues.
- Oversee and monitor third-party vendor work (e.g., landscaping, cleaning services, specialized repair contractors).
- Maintain organized common areas and storage rooms.
Emergency Response & Availability:
- Be available to respond to after-hours emergencies (e.g., fire, flood, security breach) promptly.
- Respond to and resolve minor resident issues and lockouts.
- Log all time spent actively working on emergency responses, as this time is compensable at the applicable hourly rate (including overtime, if triggered).
Administrative & Resident Support (Approx. 2 hours/week):
- Receive and secure packages for residents.
- Post official property notices (e.g., maintenance alerts, rule reminders) as directed by the Property Manager.
- Report any lease violations or resident complaints to the Property Manager.
Required Qualifications
- Must sign a voluntary written agreement for employment and housing.
- Must be physically capable of performing light maintenance and handyman duties.
- Must reside full-time in the designated ADU for the duration of employment.
- Must agree to vacate the premises upon termination of employment.
