1. Marketing & Lead Generation
- Advertising: Creating listings and managing promotions across social media, rental websites, and classified ads.
- Outreach: Sourcing local businesses or relocation services to drum up foot traffic.
- Showcasing: Ensuring "curb appeal" by maintaining model units and tour paths.
2. Leasing & Sales
- Tours: Guiding prospective tenants through the property, highlighting amenities, and closing the deal.
- Application Processing: Collecting application fees and gathering data to run credit, employment, and background checks.
- Onboarding: Explaining lease terms, finalizing lease contracts, and collecting initial deposits and rent.
3. Tenant Relations & Retention
- Customer Service: Serving as the main point of contact for day-to-day resident questions or grievances.
- Renewals: Proactively working with existing tenants to negotiate lease renewals and prevent vacancies.
- Move-In/Outs: Facilitating walk-throughs and coordinating maintenance requests prior to move-in
