We are seeking a highly organized, proactive, and service-oriented Property Manager to assist in the day-to-day operations of a portfolio of approximately 30 residential multifamily properties. The Property Manager will be responsible for tenant relations, leasing, maintenance coordination, contractor management, and ensuring the properties are well-maintained and operating efficiently. This role requires strong communication skills, attention to detail, and the ability to manage multiple priorities while delivering an exceptional tenant experience.
Core Responsibilities
Tenant Relations & Communication
• Serve as the primary point of contact for tenants across all properties
• Respond promptly and professionally to tenant inquiries, requests, and concerns
• Coordinate and manage maintenance requests from intake through resolution
• Address tenant complaints and work toward timely, professional resolutions
• Manage lease compliance, notices, and enforcement of lease terms
• Coordinate move-in and move-out processes, including inspections
Maintenance & Contractor Management
• Coordinate repairs, preventative maintenance, and property improvements
• Schedule and oversee vendors and contractors
• Obtain quotes and manage contractor selection when needed
• Ensure quality completion of maintenance and improvement work
• Conduct periodic property inspections
• Maintain relationships with trusted vendors and service providers
Record Keeping & Administrative Management
• Maintain accurate and organized tenant records and lease documentation
• Track lease expirations, renewals, and notices
• Maintain maintenance logs and service records
• Ensure compliance with housing regulations
• Maintain property files and operational documentation
Property Oversight & Portfolio Management
• Conduct regular inspections of properties
• Identify maintenance, safety, or operational issues proactively
• Ensure properties maintain high standards of cleanliness and safety
• Support long-term property value and tenant satisfaction goals
Leasing & Property Showings
• Market available units through online platforms, listings, and local channels
• Respond to leasing inquiries and qualify prospective tenants
• Schedule and conduct property showings
• Process rental applications, including background and credit screening
• Prepare lease agreements and coordinate lease execution
• Ensure units are ready for occupancy and coordinate turnover activities
Qualifications
• 2 years of residential property management experience preferred
• Strong communication and interpersonal skills
• Excellent organizational and time-management abilities
• Ability to manage multiple properties and priorities simultaneously
• Reliable transportation
Preferred:
• Real Estate License (optional)
• Experience with leasing, tenant screening, and lease administration
• Experience coordinating contractors and maintenance
• Familiarity with landlord-tenant laws
Salary : $80,000 - $100,000
