Salary

  • Support Salary Scale Grade S12: $30.11 per hour; starting

Under the Fair Labor and Standards Act this position is non-exempt from overtime. Actual salary placement will be in accordance with the salary procedures of the Frederick County Public School System. Please see linked salary scale for the full range.

Position Overview

Under general supervision, provides all levels of heating, ventilation, air conditioning, and refrigeration (HVAC-R) systems trades support and maintenance of school and building equipment systems, this work may include analyzing, diagnosing, troubleshooting, installing, repairing, replacing, building, prefabricating, altering and maintaining equipment related to HVAC-R, in accordance with all applicable federal, state, and local codes, in approximately 8 - 10 assigned buildings, covering approximately 1 million square feet of space.

Essential Functions

  • Monitor maintenance building management system.
  • Provides preventive maintenance by inspecting, testing and servicing heating, cooling and ventilation equipment.
  • Perform complex technical work, on a journeyman level, in the installation, operation, maintenance, service and repair of commercial HVAC/R systems, to include, but not limited to, inspecting, testing and servicing heating, cooling and ventilation equipment in accordance with building code, safety regulations, and trade standards of quality
  • Installation, maintenance, repair, alteration and upgrading of HVAC/R systems including ducts and pipe delivery systems for air, water, steam, and refrigerant gas, electric motors and building automation system controls, gas and oil hydronic systems, boilers, geothermal systems, air cooled and water-cooled chillers, cooling towers, walk-in freezers and coolers, commercial kitchen food equipment
  • Troubleshooting and implementing repairs on building HVAC/R equipment and related equipment.
  • Maintains work area in a clean, safe and sanitary manner and that all work is performed in accordance with OSHA, trade-specific, and FCPS standards, policies, and procedures.
  • Ensure that all work is performed in accordance with federal, state, trade-specific, and Frederick County Public School policies, regulations, and directives relating to safety, building codes, work techniques, and methods of performing assigned tasks.
  • Establish and maintain effective professional relations with co-workers, school staff, local regulatory and safety officials, utilities, consultants, and vendors. Provide exceptional customer service. Work cooperatively with others and accept direction from supervisors.
  • Documents the cost of repairs and services by keeping records of time and materials to be charged to each job using CMMS and providing updates to the designated supervisor regarding the status of work projects, material consumed, and man-hours utilized.
  • Ensure buildings are comfortable and safe during a morning building tour.

Education/Training/Experience:

Required Qualifications

  • High school diploma, GED equivalent
  • 3-5 years of HVAC field experience
  • Complete familiarity with methods, techniques, materials, and tools used in the installation, troubleshooting, maintenance, and repair of HVAC/R systems.
  • Professional experience using tools of the HVAC/R trade, including: hand tools, power tools, soldering, and brazing.

Certification/License:

  • State of Maryland HVAC Journeyman's license
  • EPA 608 - Universal Refrigerant Certification
  • Valid driver's license and the ability to operate a vehicle in accordance with Board of Education Policies

Education/Training/Experience:

  • Commercial HVAC/R work

  • Requires working with electrical systems, wiring, and currents that have the potential for serious injury, and therefore proper safety measures must be used
  • Knowledge and understanding of water treatment standards for HVAC/R systems
  • Refrigerant handling in accordance with EPA 608 Guidelines
  • Frequently works independently
  • Professional experience using tools of the HVAC/R trade, including: hand tools, power tools, soldering and brazing
  • Mentors and contributes to the oversight and professional development of HVAC/R Apprentices, and other HVAC/R employees
  • Ability to use computerized systems including the computerized maintenance management system, office software, and building automation systems
  • Ability to read and understand and work from electrical circuit schematics, building plans and specifications, electronic manuals, technical manuals, charts
  • Documents the cost of repairs and services by keeping records of time and materials to be charged to each job using the work order system and providing updates to the designated supervisor regarding the status of work projects, material consumed and man-hours utilized
  • Demonstrated ability to safely and effectively use hand and power tools.
  • Ability to troubleshoot and maintain mechanical, electrical, and control systems including the control and balancing of these systems.
  • Ability to maintain accurate records and reports on completed assignments.
  • Ability to observe safety requirements and safe work practices and methods.

  • Contributes to the overall success of the maintenance department by performing other essential duties and responsibilities as assigned
  • Maintains work area in a clean, safe and sanitary manner and that all work is performed in accordance with OSHA, trade-specific, and FCPS standards, policies, and procedures
  • Become familiar with and stay abreast of the maintenance management system and all changes.
  • Moves equipment and furniture as necessary
  • Frequent travel between multiple facilities Ability to understand and apply written communication skills.
  • Knowledge and use of culturally responsive practices

Physical Requirements & Work Environment

  • The physical requirements of this position include: sitting, walking, standing, bending, twisting, squatting, kneeling, reaching above and below shoulder level, ascending or descending a ladder, climbing stairs, driving cars, repetitive motion of the hands/fingers (e.g., keyboarding, turning pages), fine manipulation with fingers, grasping with hand, gripping, lifting/carrying more 50 pounds, pushing/pulling more than 50 pounds, balancing on slippery surfaces, balancing on uneven surfaces, balancing on narrow surfaces, balancing on moving surfaces, seeing objects at a distance, using depth perception, distinguishing colors, seeing close work (e.g., typed print), hearing conversations or sounds, hearing via radio or telephone, communicating through speech, distinguishing odors by smell, and communicating by writing/reading.
  • The work environment requirements of this position include: exposure to inclement weather, exposure to cold water, work in confined areas, exposure to dust/fumes, exposure to hazardous equipment, exposure to electrical outlets, work at heights up to and over 25 feet, work around moving machinery, work on and off moving equipment, work on slippery surfaces, exposure to bodily fluids, exposure to needles or sharps, use of hot equipment, and exposure to high noise levels.
