Leads and directs the operational execution of airport concessions program management.
Job Summary
The Director of Operations performs advanced professional work and oversight for the day-to-day management and development of a comprehensive airport concessions program. Work involves the operations, revenue management, tenant management, airport client relationship management, security coordination, and communications required to execute complex airport concessions programs. Work requires knowledge, understanding, and application of property administration and contract compliance, logistics coordination, budget forecasting, project management, and retail/food and beverage operations.
The work requires the ability to exercise judgement, negotiate, problem solve, and lead the implementation of innovative customer-centric programs. Position requires the ability to establish procedures, practices, and standards to drive operational results and improvements, often with minimal supervision. The work is performed in a fast-paced, dynamic airport terminal environment and requires regular communications and meetings with prospective tenants and business partners.

Key Job Responsibilities
- Leads and directs Operations teams activities.
- Strategic planning to support program growth, productivity, and increase EBITDA.
- Acts as liaison between subtenant and the client to address subtenant issues.
- Identifies and analyzes concession development opportunities. Builds positive, collaborative relationships with new and existing clients, contractors, vendors and subtenants.
- Ensures program facility compliance with Fraport, Airport and TSA security directives and requirements; provides guidance to subtenant employees to ensure compliance with same.
- Collaborative involvement in development and construction projects including design, review process, construction, inspection, and closeout.
- Maintains a functional understanding of revenue, O&M, capital, and forecasting budgets and participates in related exercises.
Key Job Functions
- Manages the activities and professional development of the Operations team.
- Oversees all aspects of subtenant activities for operational compliance with Master Lease and Sublease requirements: I.e., customer service, cleanliness, security, code compliance, safety, hours of operations, street pricing.
- Creates operating procedures as necessary to ensure the efficient and safe operation of the program and the subtenants’ premises.
- Drives program performance analysis discussions with team, subtenants, client and leadership.
- Assists in leasing decisions by evaluating new concepts, program needs and new deals for sales and revenue growth.
- Performs subtenant unit inspections to ensure compliance with all sublease obligations.
- Oversees Common Area Maintenance, Distribution, annual refurbishments, and marketing expenditures/contracts.
- Coordinates with legal counsel to ensure compliance with contractual and regulatory obligations.
- Analyzes airport market and customer segment for potential revenue growth and marketing opportunities.
- Manages and negotiates with third party vendors, consultants and contractors engaged to meet leasing and property development objectives.
- Facilitates meetings with airport client; presents compelling, professional operational and financial presentations.
- Utilizes sound, intelligent fiscal forecasting methods, identifying ways to reduce expenses and improve fiscal accountability.
- Engages with architectural and engineering firms to create and implement shared Airport/Fraport design vision and coordinates Fraport design drawings, including Leasing Plans, Lease Outline Drawings, Project Drawings, etc.
- Performs other related duties as required.

Required Education & Experience
- Bachelor’s degree in business administration, Marketing, Aviation Management, Real Estate, Property Management, or related field and Five (5) Years’ experience in progressive operations management.
Preferred Education & Experience
- Retail Leasing/Property management and/or Restaurant development experience.
Licenses & Certifications
- Must be able to obtain and maintain airport Security Identification Display Area (SIDA) badge.
- Driver’s License may be required and must be maintained.
Physical Demands
- Moving and walking from one work location to another, including within a large airport terminal, sometimes walking the entire work day
- Sitting or standing at a workstation for extended periods of time.
- May involve lifting objects weighing up to 15 pounds.

Core Work Schedule
- Core work schedule is Monday – Friday 8:30am – 5:00pm; however, workload and client demands may necessitate additional and/or alternate hours to include evenings, early morning, and weekends.
