JOB TITLE: LEAD HVAC MECHANIC
FLSA STATUS: NON-EXEMPT
PAY GRADE L
GENERAL STATEMENT OF JOB
Under general supervision, performs the full range of duties associated with installation, maintenance and repair of ventilation, air conditioning and environmental control systems. Determines the materials, tools and repair procedures needed to complete work order requests. Reports to the Director of Maintenance.
DUTIES AND RESPONSIBILITIES
ESSENTIAL JOB FUNCTIONS
Works with energy management computer.
Troubleshoots and repairs electrical control circuits, using electrical test devices.
Replaces faulty thermostats, wiring and controls.
Checks accuracy and calibrates electrical, pneumatic and electronic control systems.
Overhauls small reciprocal compressors.
Cleans, lubricates and services ventilation, air conditioning and environmental control equipment.
Sets ventilation, air conditioning and environmental control equipment into place.
Wires controls.
Adjusts and balances distribution systems to achieve maximum energy efficiency.
Uses recycle and recovery equipment.
Changes filters.
Connects and installs piping and duct.
Removes and replaces joints or lengths of pipe and duct in distribution systems.
Performs preventative maintenance procedures on boilers, chillers, air conditioning, freezers and kitchen appliances.
ADDITIONAL JOB FUNCTIONS
Works with other related maintenance trades.
Performs other related duties as assigned by the Maintenance Director.
MINIMUM TRAINING AND EXPERIENCE
Graduation from high school, HVAC certification, and five years of experience in HVAC, or any equivalent combination of education, training and experience that provides the knowledge, skills and abilities required to perform the job functions.
MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
Physical Requirements: Must be physically able to operate power tools and mechanical equipment. Must be able to exert up to 80 pounds of force occasionally, and/or up to 25 pounds of force frequently. Must be able to perform all related tasks including lifting and climbing as needed to perform the job functions. Physical demand requirements are for medium to heavy work.
Interpersonal Communication: Requires the ability to speak and/or signal people to convey or exchange information.
Language Ability: Requires the ability to read simple forms. Requires the ability to prepare time sheets and supply requisitions using prescribed format.
Intelligence: Requires the ability to apply common sense understanding to carry out instructions furnished in written, oral or diagrammatic form.
Verbal Aptitude: Requires the ability to record and deliver information, to explain procedures, to follow oral and written instructions. Must be able to communicate effectively and efficiently in standard English.
Numerical Aptitude: Requires the ability to utilize mathematical formulas, to add, subtract, divide and multiply.
Form/Spatial Aptitude: Requires the ability to inspect items for proper length, width and shape.
Motor Coordination: Requires the ability to coordinate hands and eyes rapidly and accurately in using tools.
Manual Dexterity: Requires the ability to handle a variety of items such as maintenance equipment. Must have minimal levels of eye/hand/foot coordination.
Color Discrimination: Requires the ability to differentiate between colors or shades of color.
Interpersonal Temperament: Requires the ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under minimal levels of stress.
Physical Communications: Requires the ability to talk and hear.
Other: Requires State license in HVAC and a valid NC driver’s license.
KNOWLEDGE, SKILLS AND ABILITIES
Working knowledge of heating, ventilation and refrigeration theory.
Working knowledge of the practices, methods, materials and equipment used in the maintenance and repair of HVAC equipment.
Working knowledge of the design and operation of centrifugal and reciprocal compressors.
Working knowledge of the design and operation of pneumatic control systems.
Working knowledge of electricity.
Ability to diagnose equipment malfunctions and prescribe repair procedures.
Ability to use recycle and recover equipment.
Knowledge of current building codes.
Knowledge of safety rules and regulations and fire safety rules and regulations.
Ability to use tools associated with the HVAC trade.
Ability to follow oral or written instructions.
Ability to work without direct supervision.
