Currently seeking a Project Manager for a great opportunity in the Orlando, FL area. The ideal candidate will possess 5 years of experience working in commercial construction as a Project Manager.
Responsibilities of the Project Manager - Multifamily Construction
- Has direct accountability and responsibility for the project.
- Manages and coordinates engineering, budgets, purchasing, construction, and all related activities.
- Examine all construction documents as they are issued for constructability, completeness of information and details, design deficiencies, and code violations.
- Organize, update and coordinate the scope of work for technical requirements and for specific project inclusions or requirements.
- Prepare and organize bid packages for subcontractors and vendors.
- Review and approve budgets with the Construction Manager.
- Review and approve bids and proposals. Prepare and maintain a buyout report to review weekly with the Construction Manager.
- Organize and train new field personnel to properly perform duties and their responsibilities as applicable.
- Hold weekly staff meetings for the job site organization.
- Initiate and supervise the production and maintenance of all construction schedules. Review construction schedule weekly with the Construction Manager.
- Request and confirm submittal and approval of required insurance certificates, bonds, site safety plans, and MSDS information.
- Ensure that all meeting minutes are recorded, filed, and distributed within 3 working days following the meeting.
- Create all subcontract agreements drafts.
- Review and approve all subcontractors, suppliers, and/or vendors for payment.
- Assure that applications for payment are promptly submitted; payments are received and funds are properly disbursed.
- Oversee job cost reporting on a regular basis. Involve the Project Superintendent and the Assistant Superintendent in the review of labor, material and equipment cost forecasting.
- Organize and coordinate the weekly, bi-monthly and/or monthly reports and presentations.
- Keep the Construction Manager informed on all significant matters of the project, including progress, safety, financial status, and relationships.
Requirements of the Project Manager - Commerical Construction
- Must have at least 5 years of experience working in commercial construction as a Project Manager
- Experienced dealing with subcontracts, subcontractors and/or self-perform work
- Experience leading successful project team, including the development of employees and maintaining relationships with external entities
- Ability to read, analyze, and interpret blueprints, building codes, specifications, and regulations.
- Excellent oral and written communication skills
- Experience with Microsoft Office software (Word, Excel, Outlook) and aptitude for other software
Job Type: Full-time
Pay: $110,000.00 - $130,000.00 per year
