As a Business Development Manager, you will be responsible for growing Fox's portfolio by building relationships, conducting property consultations, and converting opportunities into long-term management partnerships. You'll serve as the first impression of Fox and help property owners understand how our team can deliver both exceptional financial performance and peace of mind.
Our company has been serving Colorado property owners for more than 24 years and continues to invest heavily in growth. Fox provides property management solutions across long-term rentals, short-term rentals, mid-term rentals, and Sundance/festival lodging. This role is responsible for helping property owners determine which solution best aligns with their goals while growing each division of our business.
We have built a strong reputation, referral network, and marketing engine that generates opportunities across Colorado's Front Range. Your role is to build relationships, follow a proven process, and convert those opportunities into long-term clients.

In this role, you'll:
- Build relationships with homeowners, investors, Realtors, and referral partners
- Conduct consultations and property assessments
- Guide prospects through the sales process with confidence and professionalism

Key Responsibilities
- New Business Development
- Generate and close new management agreements across Fox's long-term, short-term, mid-term, and Sundance rental divisions by matching property owners with the management solution that best fits their investment goals.
- Conduct discovery calls, consultations, property assessments, and proposal presentations.
- Build relationships with investors, homeowners, Realtors, lenders, builders, and community partners.
- Educate property owners on the benefits, risks, and financial considerations of each management program and recommend the solution that best aligns with their goals.
- Attend networking events and represent Fox within the community. Maintain a healthy and active sales pipeline. Sales Process Management
- Follow Fox's established sales process and CRM workflows.
- Maintain accurate records, notes, tasks, and opportunity tracking.
- Execute required follow-up sequences consistently.
- Respond quickly and professionally to inbound opportunities.
- Provide forecasting and pipeline updates to leadership.
- Relationship Building
- Build trust with prospective clients through education and consultative sales.
- Communicate Fox's value proposition clearly and effectively.
- Position Fox as a long-term partner, not simply a vendor.

- Maintain complete and accurate CRM records.
- Follow all required sales processes and follow-up sequences.

- Generate a minimum of 150 new doors annually (approximately 12.5 doors per month).
- Demonstrate Fox's core values in all interactions.
- Participate fully in EOS meetings, scorecards, and accountability processes.
- Failure to consistently meet minimum performance standards may result in coaching, performance improvement plans, or separation from employment.

Compensation

Compensation Structure
Base Salary: $50,000 annually ($4,166.67 per month)
Performance Commission (Monthly and Uncapped)
- 0–12 doors closed: Base salary only
- 13–16 doors closed: $150 commission per door
- 17–20 doors closed: $200 commission per door
- 21 doors closed: $250 commission per door
Estimated Earnings
- 10 doors: $4,167/month ($50,000/year)
- 13 doors: $6,117/month ($73,400/year)
- 16 doors: $6,567/month ($78,800/year)
- 17 doors: $7,567/month ($90,800/year)
- 20 doors: $8,167/month ($98,000/year)
- 21 doors: $9,417/month ($113,000/year)
- 25 doors: $10,417/month ($125,000/year)
Our current Business Development Manager closed 18, 17, and 23 doors in March, April, and May, which would equate to annualized earnings ranging from approximately $91,000 to $119,000 under this compensation plan.
Door Counting Methodology
- Long-Term Property Management Agreement = 1 door
- Short-Term Property Management Agreement = 2 doors
- Mid-Term Property Management Agreement = 2 doors
- Sundance-Only Management Agreement = 1 door
This compensation plan rewards consistent performance while providing the security of a competitive base salary and uncapped earning potential.
