The Apartment Manager/assistant is responsible for all activities related to apartment rentals,

The ideal candidate should be a self-starter, capable of working independently as well as in a team environment.

This is an assistant management position.

The position is can be part-time, or full time. We can be somewhat flexible on days and times

we are looking for positive attitude; friendly, sales-oriented and computer skills . Accounting skills, excel, and word, familiarity with apple/Mac

on site apartment / discount. Full time/ holiday 6 day . 3 month trial period

Job Qualifications:

Ability to effectively and professionally communicate both orally and in writing.

Requires a positive attitude; must be energetic, friendly, sales-oriented, and able to provide exceptional customer service.

Ability to prioritize workload in order to complete various reports on a timely basis.

Ability to perform move-out and final inspections of apartments, which includes climbing stairs; walking, kneeling, and standing. Ability to determine necessary repairs and replacements and determine appropriate charges for resident damages.

Maintaining a professional appearance as a company representative, demonstrating sound judgment and conduct.

Proficient in the use of computer software, Excel, word and accounting knowledge,

RESPONSIBILITIES:

Show apartments, arrange for appointment showing after hours and on Saturday.

Maintain records of vacancies. Maintain rent rolls

Send out leasing renewals

Inspect vacancies, record conditions: cleaning, the condition of rugs, appliances, paint, and windows.

Coordinate and schedule vendors for repairs and make rent ready.

Photograph and keep file folder on each unit

Maintain vacancies reports weekly.

Compare market rates on competitive apartment communities, every three months.

Secure addresses and prepare mailings.

Maintain inventory and organization of office supplies.

Develop and maintain good personal relationships with tenants.

Follow through on all reasonable requests

Coordinate and schedule any repair requests.

Secure applications from prospective new tenants.

Collect deposits and fees. Maintain banking relationshipa

Give out brochures, floor plans, prices and all other marketing materials to prospective tenants.

Check credit reports on new applicants.

Coordinate move out inspections and security deposit refunds.

Send refund and letter listing deductions from security deposit within 45 days.

Get forwarding address.

Coordinate move-in.

Develop move-in package for tenant stating fees, late charges, service expectations, a fee for hire services, pet policy, parking policy, laundry, lockers, snow removal, good neighbor policy and emergency entries.

Write up newsletters

All records, rent rolls, checks, deposit slips with totals, by name, amount, and building, a listing of delinquent pays, a list of move outs and move ins, and a total listing of vacancies with condition status is due to management on the 10th of each month.

Billing

On the 15th and the 30th, write out checks for billing.

Coordinate receipts to billing, check inventory against billing.

Contact vendor for clarification.

Coordinate files on vendors, addresses, phone numbers, product classification, price sheets, and bids.

Secure bids for comparative pricing: example: plank flooring,carpet, painting, maintenance repairs, snow removal, lawn cutting, cleaning.

Maintain files of paid bills and current invoices

Scan into computer paid invoices

Process service request to vendors

Coordinate records with accountant.

Process payroll and payroll taxes.

Secure vendor insurance verification

Maintain maintenance driver verification with insurance company

Job Types: Full-time, Part-time

Pay: From $45,750.00 per year

Expected hours: 40 per week

  • High school or equivalent (Required)

Experience:

  • Property Leasing & Management Occupations: 2 years (Preferred)

License/Certification:

  • Certified Property Manager (Required)
  • Driver's License (Required)

Ability to Relocate:

  • Crown Point, IN 46307: Relocate before starting work (Preferred)
