We are seeking an experienced Maintenance Technician/Building Engineer to serve as the primary on-site lead technician for a new apartment development. Oversite of construction will be necessary as the construction process is ongoing. You will monitor the property, conduct regular walk throughs, organize, coordinate and manage the overall maintenance programs, preventative maintenance, and repairs to the systems including the basic plumbing, electrical, and HVAC systems. You must have working knowledge of all typical building mechanical systems, including HVAC, electrical, plumbing, life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. You will obtain bids, negotiate contracts, and assist with budget preparation, maintain cost-effective inventory control, complete reports as required, respond to emergency calls as needed, maintain effective communication with staff, owners and/or board members regarding maintenance issues/projects. You will take ownership of the grounds and mechanical elements of the property but also report to a dedicated on-site property manager and work with other on-site staff.
Requirements
The ideal candidate will have an advanced technical education or certifications relevant to facilities maintenance, and a minimum of 5 years’ experience in building operations, engineering and equipment and systems maintenance. A CPO license is highly desired.
You must have the ability to handle multiple projects simultaneously and make recommendations to the team and the ownership/board. Strong customer service, communication, follow through, detail orientation and computer skills are necessary to be successful in this role.
