Job Title:       Maintenance Worker

FLSA Status: Non-Exempt (Hourly Wages)

Job Summary:  Under general supervision, is responsible for maintaining the appearance and functionality of outdoor spaces.  This includes tasks like mowing lawns, planting flowers, trimming trees and shrubs, maintaining irrigation systems, and ensuring the overall cleanliness and safety of the prestigious Woodlands grounds.  Performs other related duties as assigned.

JOB SPECIFICATIONS

Education:  High School diploma or G.E.D. certificate preferred, but not required

Licensure/Certification:  State issued driver’s license

Experience:  1-year of experience in general maintenance and/or landscaping

QUALIFICATIONS

• Ability to read, write, and speak the English language clearly
• Follow both oral and written instructions
• Interact effectively with residents, guests, supervisors and peers
• Must be able to cope with mental and emotional stress related to working with persons who are ill, disabled, elderly, and/or emotionally upset
• Is knowledgeable of resident rights and ensures an atmosphere which allows for the privacy, dignity and well-being of all residents in a safe, secure environment
• Follow safety regulations, reporting injuries or unsafe conditions and work practices to appropriate administrator
• Follow acceptable standards of personal hygiene and comply with department dress code
• Possess an excellent understanding of sanitation and cleanliness
• Regular, punctual and dependable attendance
• Provide assistance to and work directly with staff, residents, family of residents, visitors, government agencies and the general public

DUTIES AND RESPONSIBILITIES

• Lawn Care:  Mowing, edging, fertilizing, aerating, and seeding lawns
• Plant Care:  Planting, watering, pruning, and fertilizing trees, shrubs, flowers and other plants
• Landscape Maintenance:  Weeding, mulching, and maintaining landscape beds
• Irrigation Management:  Adjusting water schedules, and ensuring proper water usage
• Grounds Cleanup:  Removing trash, leaves, and debris from the grounds
• Snow & Ice Removal:  Clearing snow and ice from walkways, parking lots, and other areas during winter months
• Equipment Operation and Maintenance:  Lawn mowers, trimmers, blowers, irrigation systems, and ensuring they are properly maintained and in good working order.
• Pest and Disease Control:  Monitoring for pests and diseases and implementing preventative measures.
• Safety and Compliance:  Following safety regulations and best practices, identifying and addressing potential safety hazards, and ensuring grounds are safe for all users.
• Maintain the comfort, privacy, and dignity of each resident in the delivery of services to them. Interact with residents in a manner that displays warmth and promotes a caring environment
• Fully understand all aspects of residents' rights, including the right to be free of restraints and free of abuse. Responsible for promptly reporting to the charge nurse or administrative staff incidents or evidence of resident abuse or violation of residents' rights
• Assist in maintaining a safe, neat, and clean environment; report environmental deficiencies to maintenance and landscaping.
• Respond to inquiries relating to his/her particular area or to requests from residents, visitors, other personnel, etc. within given time frames and within established policy
• Perform tasks which are supportive in nature to the essential functions of the job, but which may be altered or redesigned depending upon individual circumstances
• Completes requirements for in-service training, acceptable attendance, uniform and dress codes including personal hygiene, and other work duties as assigned

PHYSICAL DEMANDS

• Self-paced requires the ability to work quickly and often-times in a demand, fast-paced work area
• Requires frequent to continuous physical effort; standing, grasping, balancing, carrying, bending, lifting, stretching, stooping, pulling and pushing
• Frequent walking, standing, stooping, bending during eight (8) hour shift
• Frequent reaching above the head
• Ability to lift 50 lbs.

WORKING ENVIRONMENT

• Work area is generally outside in various weather conditions
• Work location is both independent and health care areas of Woodlands Retirement Community
• May be required to work additional hours, weekends or holidays as dictated by the workload and staffing
