The Fort Walton Beach Housing Authority (FWBHA) has been serving the Fort Walton Beach and Okaloosa County community since 1968. We provide safe, affordable housing and rental assistance to families, seniors, and veterans through programs such as Public Housing, Housing Choice Vouchers, and Veterans Affairs Supportive Housing (VASH). In addition, we own and operate a workforce housing community, Church Street Apartments, offering market-based rental options.

What We Are Looking For:

We are seeking a highly motivated and detail-oriented Property Manager to oversee the operations of our workforce housing community. This role is responsible for the overall management, leasing, and financial performance of a conventional residential property, ensuring it is fully leased, well-maintained, and provides a high-quality living experience for residents.

The ideal candidate will have prior experience in property management, leasing, or conventional housing operations, with a strong understanding of landlord/tenant law, fair housing regulations, and property maintenance standards. This position requires excellent organizational skills, financial management experience, and the ability to foster strong resident and community relations.

In this role, you will:

· Market available units, conduct property tours, and manage the leasing process.

· Prepare, review, and execute lease agreements in compliance with state/local regulations.

· Maintain strong occupancy levels by implementing leasing strategies and minimizing turnover.

· Collect rent, track delinquencies, and take timely action regarding collections.

· Monitor lease compliance, mediate disputes, and initiate eviction proceedings when necessary.

· Conduct move-in and move-out inspections, ensuring units meet company standards.

· Coordinate with maintenance staff and vendors to ensure timely repairs and preventive maintenance.

· Manage property budgets, monitor expenses, and prepare accurate financial reports.

· Negotiate and manage vendor contracts to ensure high-quality, cost-effective services.

· Serve as the primary contact for residents, addressing questions, concerns, and service requests.

· Foster a professional and welcoming community environment to promote resident satisfaction and retention.

· Support resident engagement initiatives and community-building activities.

What You Need:

· High school diploma or GED required; Associate’s or Bachelor’s degree in Business, Property Management, or related field preferred.

· Prior experience in property management or leasing required; conventional property experience strongly preferred.

· CAM certification a plus.

· Strong knowledge of property management practices, including leasing, rent collection, and renewals.

· Understanding of landlord/tenant law, fair housing regulations, and property maintenance standards.

· Proficiency in Microsoft Office and property management software (e.g., PHA-Web or similar).

· Excellent organizational, communication, and problem-solving skills.

· Ability to work independently, manage multiple priorities, and adapt to changing needs.

· Valid driver’s license and ability to travel locally between properties if needed.
