What We Are Looking For:
We are seeking an experienced and motivated Maintenance Supervisor to oversee all aspects of property maintenance across Authority-owned housing. This leadership role is responsible for supervising maintenance staff, scheduling work orders, managing unit turnovers, and ensuring properties are safe, well-maintained, and compliant with HUD, OSHA, ADA, and local code requirements.
The ideal candidate will have a strong background in property or facilities maintenance, proven supervisory experience, and a commitment to resident service and safety. This position requires excellent organizational skills, knowledge of maintenance best practices, and the ability to balance hands-on repair work with leadership responsibilities.
In this role, you will:
- Lead and supervise the maintenance team, including assigning daily work orders, monitoring performance, and providing coaching, mentoring, and corrective feedback to ensure high-quality results.
- Coordinate and oversee property maintenance operations to ensure that all buildings, grounds, systems, and equipment are safe, functional, and well-maintained.
- Manage preventive maintenance programs by scheduling and tracking regular inspections and servicing of HVAC, plumbing, electrical, and other building systems to minimize breakdowns and costly repairs.
- Ensure timely unit turnovers by scheduling and supervising cleaning, painting, repairs, and inspections so that vacated apartments are move-in ready and compliant with HUD Uniform Physical Condition Standards.
- Conduct quality control inspections on staff and contractor work to verify that standards are met, and initiate corrective action where needed.
- Respond to emergency maintenance issues and participate in on-call rotation to address urgent problems quickly and effectively.
- Monitor work orders to ensure they are completed within established timeframes and accurately documented in the maintenance system.
- Manage budgets and resources by monitoring expenditures, controlling costs, and maintaining adequate supplies, tools, and equipment for efficient operations.
- Enforce compliance with OSHA, ADA, fire, building, and housing codes, ensuring all safety procedures and regulations are followed by staff and vendors.
- Communicate effectively with residents, responding to maintenance requests, resolving complaints in a professional manner, and fostering positive community relationships.
- Collaborate with leadership by preparing maintenance activity reports, assisting in long-term capital planning, and recommending improvements to policies, systems, and procedures.
- Provide hands-on support by performing maintenance and repair work when needed to ensure timely completion of projects and emergencies.
- Support staff development by identifying training needs, recommending professional development opportunities, and fostering a safe, inclusive, and team-oriented work environment.
What You Need:
· Associate degree in project management, construction management, public administration, or related field preferred; equivalent experience considered.
· Minimum of five (5) years of progressive experience in property or facilities maintenance, including supervisory responsibilities.
· Completion of HUD Uniform Physical Condition Standards (UPCS) training within 18 months of hire.
· Strong knowledge of property maintenance practices, building codes, OSHA/ADA compliance, and preventive maintenance programs.
· Proficiency in Microsoft Office and property management software.
· Excellent leadership, communication, and problem-solving skills.
· Ability to lift up to 75 lbs. and perform maintenance duties indoors and outdoors in varying conditions.
· Valid driver’s license and ability to travel locally between properties.
