We are seeking an energetic and detail-oriented Residential & Commercial Property Maintenance Coordinator to oversee the day-to-day maintenance and upkeep of our growing portfolio of residential and light commercial properties across Missouri and Kansas. This is a hands-on leadership role — you will coordinate maintenance activities, manage vendors and contractors, handle tenant work orders, and ensure every property in our portfolio stays safe, functional, and rent-ready.
- Coordinate and oversee routine, preventive, and emergency maintenance for residential units and light commercial spaces — including HVAC, plumbing, electrical, roofing, and general repairs.
- Manage and prioritize tenant maintenance requests and work orders through our property management system (AppFolio), ensuring timely resolution and clear communication.
- Supervise and schedule maintenance staff, subcontractors, and vendors — making sure work is completed on time, within budget, and up to standard.
- Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities to protect and improve asset value.
- Coordinate unit turns between tenants — including cleaning, repairs, painting, and punch-list completion — to minimize vacancy time.
- Manage relationships with trusted vendors and contractors; obtain bids, review scopes of work, and ensure accountability on every project.
- Support rehab and renovation projects on newly acquired properties, coordinating timelines and trades to meet turnaround goals of 3 months.
- Maintain detailed records of maintenance activities, work orders, inspections, and asset conditions to support reporting and planning.
- Assist with light commercial property maintenance needs as part of our broader portfolio — experience with commercial properties is a plus but not required.
- Collaborate with property management, ownership, and the operations team on capital planning, facility upgrades, and deferred maintenance prioritization.
REQUIREMENTS

- Proven hands-on experience in residential property maintenance, facilities management, or a related skilled trade (plumbing, HVAC, electrical, or general construction).
- Experience supervising or coordinating contractors, vendors, or maintenance staff in a multi-property or multi-site environment.
- Strong working knowledge of residential systems — HVAC, plumbing, electrical, roofing, appliances, and general carpentry.
- Ability to assess a property, identify issues, prioritize repairs, and communicate a clear plan of action to ownership and management.
- Comfortable using property management or work order software (AppFolio experience a plus).
- Excellent organizational skills — able to manage multiple properties and active work orders simultaneously without dropping the ball.
- Strong communication skills — able to work professionally with tenants, vendors, contractors, and the internal team.
- Valid driver's license and reliable transportation required — this role requires travel between properties in the Pittsburg, KS and Joplin, MO areas.
- Light commercial maintenance experience is a bonus — we have a small number of commercial units in our portfolio and someone comfortable handling both is preferred.
