The purpose of this classification is to process various planning documentation, accept rezoning applications, conditional use permit, sketch plat, home occupation permit and mobile vending permit applications.
Essential Functions
The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.
Conducts research of geographical information system (GIS) system, computer databases, internet sites, site plans and construction plans for accuracy and applicable county requirements prior to processing.
Operates a computer to enter, retrieve, review or modify data; verifies accuracy of entered data and makes corrections; utilizes word processing, spreadsheet, database, geographical information system (GIS) system, email, internet, or other computer programs.
Prepares and/or receives various forms, reports, correspondence, applications, legal advertisements, agendas, meeting minutes, agenda requests, resolutions, confirmation letters, completes, processes, forwards or retains as appropriate.
Receives moneys in payment of rezoning application fees; records transactions, issues receipts, and forwards revenues as appropriate.
Communicates with supervisor, employees, other departments, County officials, attorneys, the public, outside agencies, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
Attends meetings as needed.
Receives rezoning, conditional use permit, sketch plat, home occupation permit and mobile vending permit applications.
Monitors status of rezoning, conditional use permit, sketch plat, home occupation permit and mobile vending permit applications and code changes to ensure compliance with deadlines during various stages of processing; prepares property location maps, prepares notifications for adjoining property owners.
Provides administrative support for the Planning Commission; prepares agendas, accepts public participation reports and letters of opposition to rezonings, attends Planning Commission meetings, records and transcribes meeting minutes; prepares recommendations following Planning Commission meetings to send to the Board of Commissioners, prepares Board of Commissioners agenda requests for zoning applications; prepares resolutions for approved rezonings; prepares confirmation letters for zoning applications after Board of Commissioners meetings.
Maintains records/logs of rezoning, conditional use permit, sketch plat, home occupation permit, and mobile vending permit applications, and other departmental documentation; maintains computer database of zoning applications; maintains and updates zoning files.
Additional Functions
Performs general/clerical tasks, which may include answering telephone calls, typing documents, making copies, filing documentation, or processing incoming/outgoing mail.
Provides information and assistance to citizens, property owners, land developers, contractors, architects, staff members, County officials, or other individuals/agencies regarding land use issues, code/ordinances, or application procedures. Provides assistance to other employees or departments as needed.
Minimum Qualifications
Performs other related duties as required.
High school diploma or GED; supplemented by college level course work or vocational training in office administration, and personal computer operations; supplemented by one (1) year previous experience and/or training involving office administration, computerized mapping, database administration, and personal computer operations; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
Supplemental Information
Within the Planning and Community Development Department are internal promotional opportunities where qualified staff may apply for other positions at a higher pay grade. After two (2) years of relevant experience as a Planning Technician and having demonstrated the ability to perform the essential functions of the job, the incumbent may be eligible to apply for a Planner I position. After two (2) years of relevant experience as a Planner I and having demonstrated the ability to perform the essential functions of the job, the incumbent may be eligible to apply for a Planner II position

The Forsyth County Board of Commissioners recognizes the importance of basic life insurance for all of its employees. The Board provides term life insurance and accidental death and dismemberment (AD&D) protection for each full-time employee. This is a County-paid benefit.
Disability Insurance – Short Term and Long Term
100% paid by Forsyth County. Eligibility begins date of hire.
Short Term Disability – 60% of weekly earnings to a maximum of $1,000.00 a week. Eligibility begins 14 days after an accident or sickness and has a benefit period of 24 weeks.
Long Term Disability – 60% of monthly earnings to a maximum of $5,000.00 a month. Eligibility begins at 26 weeks to coordinate with the end of Short Term benefits and continues 24 months (Own Occupation).

Years One through Five
Forsyth County “seeds” your account with 5% of your pay each year, and matches 100% of what you contribute, up to 5% of your pay.
Years 5 through 10
The County continues its automatic “seed” contribution of 5% of pay, matches up to the first 5% of pay that you contribute, then adds a 50% match up to the next 5%.
After 10 Years of Service
You continue to receive a 100% County match on the first 5% of pay you contribute, and 50% on the next 5% of pay you save. But now, the automatic contribution the County makes to “seed” your account each year increases to 7.5% of your pay.
