We're looking for a motivated, boots-on-the-ground Assistant Property Manager to work closely with ownership in overseeing a diverse portfolio of properties, including apartments, single-family homes, mixed-use buildings, and commercial spaces. This is not just a desk job, you'll be out at the properties, being ownership's eyes and hands during the week so issues get caught and handled without needing to call in a contractor for every little thing.

This role sits in between maintenance and property management. You won't be expected to do skilled repair work, but you should be comfortable being on-site, walking properties, spotting problems, picking up materials, coordinating small fixes, and generally being the person ownership can count on to check on things in person. Some administrative and tenant-facing responsibilities carry over from a traditional property manager role, but the day-to-day will be much more hands-on and out in the field than in an office.

Key Responsibilities

On-Site / Field Work

  • Perform turnover walkthroughs between tenants, assess condition, identify needed repairs or cleaning, and coordinate the work
  • Get eyes on properties throughout the week, routine drive-bys and walkthroughs to catch issues before they become bigger problems
  • Pick up materials, supplies, or parts as needed for small repairs or turnovers
  • Get keys made, swap locks, and manage key/lockbox inventory across the portfolio
  • Perform light handyman-type tasks yourself when practical (changing a lightbulb, tightening a fixture, resetting a breaker) and know when to bring in a contractor instead
  • Meet contractors and vendors on-site to let them in, review scope of work, and confirm completed work meets expectations
  • Conduct routine property inspections (move-in, move-out, and periodic checks) and document conditions with photos
  • Respond to and assess maintenance requests in person to determine urgency and whether a contractor is needed

Coordination & Support

  • Coordinate and schedule maintenance and repair work with vendors and contractors; follow up to ensure quality and timely completion
  • Communicate with tenants on-site and by phone/email regarding maintenance issues, inspections, and general concerns
  • Assist with leasing activities such as showing vacant units and coordinating move-ins/move-outs
  • Help manage vendor relationships, including obtaining quotes and comparing service providers
  • Keep basic records of property conditions, work performed, and materials purchased
  • Support ownership with light administrative tasks as needed (photos/notes from walkthroughs, tracking expenses, scheduling)

Qualifications

  • Prior experience in property management, maintenance, construction, hospitality, or a related hands-on field preferred, but not required for the right candidate
  • Comfortable being out in the field daily, this role is not only desk-based
  • Basic handyman aptitude: comfortable with simple fixes and knowing your limits (when to DIY vs. call a contractor)
  • Reliable transportation and willingness to travel between properties throughout the week
  • Strong organizational skills and the ability to keep track of multiple properties and priorities at once
  • Good communication skills, both with tenants in person and with ownership/vendors by phone or email
  • Ability to problem-solve independently, use good judgment, and represent ownership professionally on-site
  • Comfortable using basic software/apps for photos, notes, and simple record-keeping (training provided)
  • Physically able to walk properties, climb stairs, and occasionally lift materials or supplies
  • Trustworthy and reliable, this role involves access to keys, units, and tenant properties
