What are the responsibilities and job description for the Real Estate Investment Analyst position at Forge Capital Partners?
Responsibilities: Although comprehensive, they are not exhaustive and the position may require such other activities, as established by the Company from time to time.
General: Assist in originating, analyzing and underwriting retail real estate investments. Track deal flow in the pipeline summary report. Prepare executive summaries and memorandums for the Investment Committee. Prepare letters of intent. Support all aspects of due diligence prior to closing. Support business development efforts.
Property Evaluation: Conduct property due diligence, including determining CRA qualification for each property based on location, preparing and maintaining files for each investment, and performing all requisite tasks necessary to prepare investment overviews and Investment Committee Memorandums. Other specific tasks include, but are not limited to, property inspections, broker interviews, tenant interviews, third-party vendor coordination and preparation of lease analyses.
Financial Analysis: Prepare cash flow analyses using ARGUS (or, if necessary, another application) to determine the cash flow and valuation/pricing of proposed real estate investments based on in-place and proposed leases, actual and projected expenses, and market factors.
Acquisition Support: Coordinate and work with all parties (in-house and outside personnel) relevant to the closing of an investment.
Business Development: Develop and maintain relationships with existing and potential new business sources (i.e. property owners, real estate brokers, mortgage brokers, mortgage bankers, correspondents for life companies, etc.).
Required Skills: This position requires a high level of proficiency in financial modeling, verbal and written communication, presentation skills, and the use of various computer applications to support the foregoing activities, including Microsoft Office (Word, Excel, PowerPoint and Outlook), Adobe Acrobat and ARGUS.
Educational Requirement: This position requires a minimum four (4) year college education with a relevant major (e.g. real estate, finance, business, etc.). Additional real estate experience is preferred.
