Forest Park Townhomes is seeking a reliable and motivated Service Technician to support the upkeep, appearance, and daily maintenance operations of our gated luxury community. This position combines groundskeeping duties with maintenance support and provides assistance to the maintenance team.
Position Overview
This role is responsible for maintenance work orders, helping preparing vacant units for new residents, and maintaining the exterior grounds. The ideal candidate takes pride in their work, pays attention to detail, and understands when to escalate issues to supervisors or vendors.
This position participates in a rotating “On-Call” schedule for after-hours emergency maintenance issues, sharing coverage with the Property Manager.

Key Responsibilities
Maintenance Support & Work Orders
- Assist with basic and minor resident work orders, including:
- Checking for leaks or visible water issues
- Appliance troubleshooting or replacement
- Replacing light fixtures, bulbs, switches, or outlets
- Minor plumbing, hardware, or fixture repairs
- Adjusting doors, cabinets, or hinges
- Identify maintenance concerns and determine when issues should be escalated to the Assistant Property Manager, Property Manager, or outside vendors
- Assist with documenting work orders and tracking maintenance needs
Unit Turns & Vacant Preparation
- Assist with preparing vacant units for new residents, including:
- Painting and drywall repairs
- Minor cabinet, trim, and cosmetic repairs
- Replacing blinds and fixtures
- Repairing or reporting visible damages
- Remove trash, debris, and abandoned items from vacated units
- Assist with move-outs and evictions as needed
On-Call & Emergency Support
- Participate in a rotating on-call schedule for after-hours maintenance emergencies, alternating weeks with the Property Manager
- Respond promptly to emergencies including, but not limited to: water leaks, no heat, electrical hazards, and safety concerns
- Document all emergency calls and report details to the Assistant Property Manager or Property Manager the next business day
Grounds & Exterior Maintenance
- Pick up trash, debris, and fallen branches throughout the property
- Perform weed eating and light landscaping as needed
- Maintain clear, safe sidewalks and common areas
- Assist with snow and ice removal during winter weather
- Remove pet waste and monitor property cleanliness
- Monitor the property for safety hazards and report concerns promptly
General Duties
- Maintain tools, equipment, and work areas in a clean, organized, and safe condition
- Follow all property policies, safety standards, and reporting procedures
- Perform other duties as needed or directed to support the overall upkeep, safety, and operations of the community
Qualifications
- Basic maintenance experience required
- Ability to recognize when issues require licensed vendors or supervisor approval
- Physically able to perform outdoor work in varying weather conditions
- Dependable, punctual, and self-motivated
- Comfortable working in an occupied residential community
- Ability to work independently and as part of a team
Pay: $20.00 - $25.00 per hour
