Porter/ Makeready (Killeen, TX)

Foresight Asset Management, LLC is seeking a dependable, detail-oriented Porter to help maintain the cleanliness and curb appeal of our apartment community. This role is essential in creating a welcoming and well-kept environment for residents, visitors, and prospects. The ideal candidate is proactive, takes pride in their work, and demonstrates a strong sense of urgency and professionalism.

Key Responsibilities

• Maintain all public and common areas in a clean, neat, and attractive condition:
• Includes sweeping sidewalks, picking up litter, light gardening/weeding, and cleaning windows and common area furniture.

• Clean and maintain the pool area daily, including minor irrigation, straightening furniture and ensuring overall cleanliness.
• Assist with the make-ready process of vacant units.
• Maintain trash and dumpster areas by removing debris and ensuring cleanliness.
• Deliver resident notices and assist maintenance staff as needed.
• Perform basic maintenance tasks
• Respond to and complete assigned service requests in a timely and accurate manner
• Follow safe work practices and adhere to the company's hazardous communication program
• Attend required training sessions and team meetings
• Maintain a positive, professional attitude and strong customer service approach when interacting with residents and team members
  
  

Physical Requirements

• Ability to lift and transport up to 50 pounds across variable distances.
• Must be able to walk, bend, kneel, and reach regularly to perform job functions.
• Must be able to work outdoors consistently in a range of weather conditions, including temperatures exceeding 90°F or below 32°F.
  
  

Schedule

• Full-time, 40 hours per week, typically Monday through Friday.
• Must be flexible with scheduling to work rotating weekends and overtime.
  
  

Qualifications

• No specific education required; however, the ability to read and write in English is necessary for safety and task completion.
• If not fluent, must demonstrate understanding of instructions through physical observation or other verification by a supervisor.
• Previous experience in groundskeeping, maintenance, or a similar role is a plus.
  
  

Tools, Equipment & Supplies Used

This position requires the ability to safely and effectively use general maintenance and landscaping equipment, including but not limited to:

• Hand tools
• Pressure washers
• Carpet shampooers
• Leaf blowers
• Sandblasters
• Ladders
• Landscaping tools and machinery
• Safety equipment as outlined in company policies
  
  

Porters are required to wear company-designated maintenance uniforms and appropriate safety gear at all times while on duty.
