Position Overview
The Lead Maintenance Technician oversees the daily maintenance operations and team performance within an apartment community, ensuring common areas, units, and grounds are safe, functional, and visually appealing. This position leads turnkey unit makereadies, preventive maintenance, repairs, and thirdparty vendor coordination.
Key Responsibilities
Supervise, schedule, and inspect maintenance staff work, both inhouse and contracted.- Manage preventative maintenance programs, property inspections (regularnightly walkthroughs), and safety compliance (OSHA, EPA, ADA, Fair Housing).
- Respond to resident service requests in a timely manner while maintaining communication between residents and management.

Lead unit "makeready" processes-repair, paint, clean, and prepare vacant apartments for movein. -
Diagnose, inspect, repair, or replace a variety of maintenance repair requests relating to, but not limited to:
- HVAC
- Plumbing
- Pool/Spa systems
- Security/Emergency systems
- Electrical/Mechanical
- Appliances
- Carpentry
- Flooring
- Paint
- Coordinate bids, manage contracts, and interact with vendors for landscaping, trash removal, renovations, and specialty repairs.
- Mentor and train Maintenance Technicians; ensure team development and safety culture adherence.
- Maintain thorough records/logs of maintenance activity, safety meetings, work orders, expenditures, and regulatory compliance.
- Participate in a rotating oncall schedule for emergency response coverage (including nights/weekends).
Order supplies, manage inventory and budgets, and oversee tool and shop area organization.
Qualifications
- Minimum 2-5 years of residential/multifamily maintenance experience; at least 2-3 years of experience in a lead or supervisory role is preferred.
- HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials is preferred.
- Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.
- Proven leadership, organizational, and communication skills; customerfocused, safetyconscious and detailoriented.
- Valid Texas driver's license, reliable transportation, and ability to pass background check and drug screening.
Physical Requirements
- Frequent standing, walking, stooping, kneeling, climbing stairs/ladders.
- Comfortable working in confined spaces, heights, and performing outdoor tasks in varying weather conditions.
