Position Title: Senior Manager of Construction and Site Development Business Unit: Corporate Facilities and Real Estate Reports to: Director Real Estate and Workplace Strategy Position Overview: The Senior Manager of Construction & Site Development will lead and oversee site level planning, development, and execution of construction projects across the portfolio. This role will manage two Construction Managers and serve as the key point of accountability for pre-construction due diligence, vendor procurement, and project execution. The ideal candidate will have a strong experience in site development, RFP creation & evaluation, vendor negotiations and budget management. Primary Responsibilities: Team Leadership: Direct & support two Construction Managers, providing strategic guidance, problem-solving, and professional development. Site Development Oversight: Lead site development planning; including entitlements, zoning, utilities, environmental considerations, and geotechnical investigations. Procurement & RFP Management: Create and manage RFPs for due diligence consultants, architectural firms, general contractors, and other service providers. Evaluate proposals, lead negotiations, and oversee vendor selection. Vendor Coordination: Hold all project consultants and contractors accountable for budget adherence, milestone achievement, and schedule performance. Oversee project timelines from planning through construction completion, ensuring alignment with business goals and mitigating risk. Budget & Cost Control: Monitor project budgets holistically, identifying cost efficiencies and recommending strategic trade-offs to maintain project viability and return on investment. Reporting: Provide executive-level updates on project status, risk mitigation, and budget forecasts. Cross-Functional Collaboration: Liaise with internal teams such as Real Estate, Legal, Finance, and Operations to ensure comprehensive project oversight. Performs other related duties and projects as assigned.
