You'll handle maintenance, vendors, and on-the-ground operations across 110 vacation rentals in Florida.
Florida Vacation Collection manages 110 luxury vacation rentals across Florida. We need a Maintenance & Field Operations Coordinator who can handle whatever the day throws at them. An AC fails on a Saturday night, a vendor doesn't show up, a newly signed property in Anna Maria needs an onboarding inspection. You're the person who makes sure every one of those gets handled fast and handled right.
This role is field-based across our four primary markets: St. Pete, Tampa, Anna Maria, and Orlando. You'll work directly with our Director of Operations to build out the preventative maintenance program, lock in vendor relationships, and own the systems that keep our properties running.
Above everything else, this role lives or dies on organization. You'll have 5 to 10 active situations on any given day, and all of them have to land. If you set a timeline, you hit it.

What You'll Do Day-to-Day
- Handle maintenance issues as they come in: AC, plumbing, electrical, appliances, pool and spa. Troubleshoot first, dispatch the right vendor second.
- Build and manage our vendor network across all four markets. Negotiate bulk pricing, lock in prompt-service contracts, and hold every vendor to high standards.
- Conduct onboarding inspections at newly signed properties, or coordinate a trusted vendor to do it when you can't be on-site.
- Oversee vendor work to make sure jobs are completed properly and on time. Trust but verify.
- Work directly with the Director of Operations to launch and run preventative maintenance programs, communicate the cost to owners, and track completion across the portfolio.
- Help build out specific operational programs (pool liability and safety, trash concierge, and others) and own them once they're live.
- Manage work orders, inspections, and vendor communications inside Guesty (or similar) with clean documentation.
- Be available evenings and weekends when a guest situation needs you. Properties don't take days off.
Requirements
- 4 years in property management, project management, hospitality operations, construction management, or related.
- Live in or near one of our four primary markets (St. Pete, Tampa, Anna Maria, Orlando), with a reliable car and active auto insurance, and willing to drive across markets on short notice.
- Obsessively organized. You set timelines, you hit them, and nothing falls through the cracks.
- The most responsive person in the room. When something comes up, you handle it. Fast.
- You can hold 5-10 active situations at once and keep them all moving forward without dropping any of them.
- You think proactively. You don't wait for problems to surface, you build preventative programs so the same problem never comes back.
- Working knowledge of HVAC, plumbing, electrical, appliances, and pool/spa systems is a major plus. You don't have to do the work yourself, but you have to know what good work looks like.
- Familiarity with Guesty, Breezeway, or similar property management and work order platforms is a plus.
- Bonus points: vacation rental management experience, military veteran, hands-on handyman or contractor background, construction management background, or bilingual Spanish and English.
Compensation
- $50-60k base salary (based on experience) 10-15% discretionary bonus tied to KPIs set with you and the Director of Operations.
- Gas reimbursement for in-market driving.
