Position Summary

The Building Superintendent / Maintenance Supervisor is responsible for the safe, reliable, and compliant operation, maintenance, and repair of all building systems, refrigeration equipment, material handling equipment, and facility infrastructure within a refrigerated cold storage warehouse. This position leads the maintenance function, ensuring all equipment is maintained to the highest operational standards while meeting all applicable federal, state, and local regulations.

The successful candidate is a hands-on maintenance leader with strong ammonia refrigeration, mechanical and electrical troubleshooting skills, experience managing contractors and maintenance personnel, and a commitment to workplace safety, preventative maintenance, and continuous improvement.

Essential Duties and Responsibilities

Facility Maintenance

  • Oversee and perform all building maintenance activities for refrigerated warehouse operations.
  • Develop, implement, and continuously improve preventive and predictive maintenance programs.
  • Maintain structural components including roofing, walls, dock doors, floors, lighting, plumbing, HVAC, fire protection systems, and utilities.
  • Coordinate and supervise outside contractors and vendors.
  • Ensure building appearance and functionality meet company standards.

Refrigeration Systems

  • Oversee and perform the operation, inspection, maintenance, and repair of the facility's Anhydrous Ammonia Refrigeration System.
  • Ensure refrigeration equipment operates safely, efficiently, and in compliance with all applicable regulations and industry best practices.
  • Coordinate required inspections, testing, documentation, and preventive maintenance.
  • Maintain refrigeration logs, operating records, and maintenance documentation.
  • Respond appropriately to refrigeration alarms and emergency situations.
  • Coordinate repairs with qualified refrigeration contractors as needed.

Material Handling Equipment

  • Oversee and perform maintenance and repair of forklifts, pallet jacks, battery charging systems, dock equipment, conveyors, and related warehouse equipment.
  • Coordinate scheduled maintenance programs to minimize downtime.
  • Monitor equipment performance and recommend replacement or capital improvements when appropriate.

Mechanical & Electrical Systems

Maintain and oversee:

  • Electrical distribution and system components such as lighting and battery charging systems
  • All plumbing and related water supply and distribution
  • Dock levelers and overhead doors
  • Freezer doors and vestibules
  • Fire alarm and sprinkler systems
  • Other life safety and security systems
  • Building automation controls
  • Backup power systems

Regulatory Compliance

Ensure facility compliance with applicable regulations including, but not limited to:

  • OSHA
  • EPA
  • Florida Fire Code
  • Local building codes
  • NFPA standards
  • ASHRAE standards
  • IIAR guidelines
  • Hazard Communication requirements
  • Lockout/Tagout (LOTO)
  • Confined Space procedures
  • Powered Industrial Truck regulations
  • Personal Protective Equipment (PPE)
  • Environmental regulations

Maintain all required maintenance records, inspection reports, permits, certifications, and documentation.

Safety Responsibilities

  • Promote a strong safety culture throughout the facility.
  • Conduct daily facility safety inspections.
  • Ensure corrective actions are completed promptly.
  • Lead maintenance-related safety training.
  • Participate in emergency response planning and drills.
  • Maintain readiness of emergency equipment and safety systems.

Leadership & Administration

  • Supervise assigned maintenance support staff and outside contractors.
  • Schedule maintenance activities to minimize operational disruptions.
  • Manage maintenance budgets and control repair costs.
  • Order parts, tools, and maintenance supplies.
  • Maintain accurate inventory of critical spare parts.
  • Develop annual maintenance plans and capital improvement recommendations.
  • Assist with equipment selection, installation, and commissioning.

Preventive Maintenance

  • Develop and maintain a computerized or manual preventive maintenance program.
  • Schedule inspections based on manufacturer recommendations and operational needs.
  • Analyze equipment failures and implement corrective actions.
  • Track maintenance performance metrics and equipment reliability.

Emergency Response

  • Respond to equipment failures after hours as necessary.
  • Participate in an on-call rotation.
  • Coordinate emergency repairs to restore facility operations quickly and safely.

Required Qualifications

  • High school diploma or GED required.
  • Technical school or trade certification preferred.
  • Minimum of 5 years of industrial refrigeration maintenance experience.
  • Minimum of 3 years in a maintenance leadership or supervisory role.
  • Experience in refrigerated warehouse, food distribution, manufacturing, or industrial facilities preferred.
  • Strong knowledge of mechanical, electrical, plumbing, and industrial building systems.
  • Experience with preventive maintenance systems (CMMS preferred).
  • Ability to read blueprints, electrical diagrams, and technical manuals.
  • Strong troubleshooting and problem-solving skills.
  • Valid Florida driver's license with acceptable driving record.

Preferred Qualifications

  • Experience working around refrigerated warehouse systems (not just refrigeration).
  • RETA, IIAR, or refrigeration-related certifications.
  • Forklift maintenance experience.
  • OSHA 30-Hour certification.
  • Electrical troubleshooting experience.
  • Welding and fabrication skills.
  • PLC and controls experience.
  • Experience managing maintenance budgets.
  • Experience preparing for regulatory inspections and audits.

  • Working knowledge of industrial safety practices.

Physical Requirements

  • Frequently walk throughout a large warehouse facility.
  • Climb ladders and stairs.
  • Work in refrigerated, freezer, and outdoor environments.
  • Lift up to 50 pounds.
  • Work from elevated platforms and lifts.
  • Bend, kneel, crouch, crawl, and reach.
  • Respond to maintenance emergencies outside normal business hours.
  • Wear required PPE, including respiratory protection when applicable.

Pre-employment Requirements

The successful candidate must be able to pass pre-employment drug and breathe alcohol screening, background and references checks, and a physical with pulmonary function test.

Work Environment

This position works in a refrigerated warehouse environment with exposure to cold temperatures, mechanical equipment, industrial machinery, forklifts, electrical systems, and an Anhydrous Ammonia Refrigeration System. The position requires strict adherence to all company safety policies and regulatory requirements.
