The Role

 

The Director of Land Acquisition sources, underwrites, and contracts land for Flintrock's growth plan: raw and entitled land for self development as well as finished lot opportunities that fit our product lines. The first assignment covers Central Texas and the Austin corridor, expanding to the San Antonio corridor as the program grows. This role requires expertise in market research, land valuation, contract negotiation, and navigating legal and regulatory requirements related to land transactions. Every pursuit runs through the company's Land Acquisition approval gates.

 

Key Responsibilities

 

·        Proactively source raw and entitled land for residential self development in Central Texas, the Austin corridor, and the San Antonio corridor, along with finished lot opportunities aligned with company product lines and affordability targets.

·        Build and maintain strong relationships with landowners, developers, brokers, municipalities, utility providers, and other key market players in assigned markets.

·        Negotiate letters of intent, purchase agreements, and takedown structures with sellers and developers, working with the Vice President of Development. Structure phased takedowns, options, and seller financing to minimize capital outlay.

·        Underwrite each pursuit with the Finance team: residual land value, lot pricing, development cost, and returns against company hurdles.

·        Lead feasibility due diligence including title, survey, zoning and entitlement status, utility availability and will serve commitments, district financing potential, environmental, geotechnical, and floodplain.

·        Manage each pursuit through the company approval gates and maintain the deal flow pipeline tracker, including key milestones and closing timelines.

·        Conduct competitive and demographic market research on absorption, pricing, lot supply, and competitor land positions to evaluate project fit and support underwriting.

·        Collaborate with internal departments, Construction, Sales, and Finance, to ensure alignment on lot suitability and product fit.

·        Monitor market conditions and competitor activity to keep leadership informed of trends and strategic opportunities.

·        Track Business Plan needs and ensure the land and lot pipeline is sufficient to align with company growth goals.


 

Work Environment


·        Hybrid of office, field, and site visits. Frequent travel throughout Central Texas and the Austin and San Antonio corridors.


What You’ll Bring

 Required Qualifications:


·        Bachelor’s degree in real estate, Business, Finance, Civil Engineering, or a related field.

·        Minimum 5 years of experience in lot or land acquisition for a production homebuilder or residential land developer, including raw land transactions, preferably in Central Texas.

·        A track record of closed transactions and disciplined walk aways.

·        Deep knowledge of the Central Texas housing market, submarkets, and entitlement landscape.

·        Proven ability to source off-market deals and build strong local relationships.

·        Strong negotiation and analytical skills, including residual land value underwriting, lot takedown economics, and pro forma review.

·        Excellent communication and organizational skills.

·        Comfortable traveling frequently to sites throughout the assigned markets.

·        Proficient in MicrosoftOffice Suite (especially Excel), mapping/GIS tools, and familiarity with builder-specific software a plus (e.g., Constellation, Hyphen, or Mark systems).

·        Valid Drivers License and active minimum requirements auto insurance


Preferred Qualifications:


·        Existing network of contacts in Killeen, Temple, Waco, Austin, San Antonio, and surrounding submarkets.

·        Experience with municipal negotiations and public/private infrastructure partnerships.

·        Understanding of lot takedown strategies, JV structures, and finished lot deals.

·        Working understanding of district financing, including Municipal Utility Districts (MUD) and Public Improvement Districts (PID).

·        Strong command of cash flows and Internal Rate of Return (IRR) analysis.

·        Bilingual in Spanish highly preferred
