General Description:
A Project Manager at FLC Contracting, LLC is responsible for thoroughly understanding the project estimate provided by the estimator and executing the project within the approved budget. They must maintain a comprehensive understanding of the project’s scope of work to ensure that the Owner and Owner’s Representatives are consistently informed and aligned with all work being performed. General Responsibilities:
- Review and understand the project budget, cost estimates, and scope of work.
- Develop and maintain the project schedule; proficiency with Microsoft Project is preferred.
- Provide regular schedule updates throughout the duration of the project.
- Conduct weekly or bi-weekly owner and subcontractor jobsite meetings.
- Prepare and distribute meeting minutes to all subcontractors and the office administrator.
- Assist with weekly safety meetings and ensure all subcontractors maintain a compliant safety program.
- Demonstrate strong blueprint-reading skills.
- Support superintendents, foremen, and subcontractors by addressing questions related to layout, materials, equipment, and scope clarification.
- Perform jobsite visits as needed to verify quality of work and adherence to project timelines.
- Understand the 16 divisions of construction and associated cost codes, ensuring all subcontractor work is properly coded per estimator guidelines.
- Assist the owner and architect with planning, commissioning meetings, zoning requirements, and building permits.
- Coordinate all required registrations and permit documentation—including building permits, trade permits, and Notices of Commencement—prior to project start.
- Verify that all subcontractors have required registrations and documentation completed before beginning work.
- Prepare and issue subcontracts and purchase orders.
- Participate in project buyout activities.
- Prepare and maintain change orders as needed.
- Ensure daily log reports from field personnel are completed accurately.
- Assist with pre-mobilization activities such as site layout and utility coordination.
- Arrange temporary utilities with applicable providers.
- Complete the owner’s data sheet and job cost sheet.
- Assist the office administrator with monthly billing.
- Review and understand monthly job cost reports.
- Support field employees in completing accurate timecards.
- Confirm that as-built drawings are consistently updated throughout the project.
- Compile and deliver the owner’s manual for all installed equipment (e.g., HVAC, electrical, plumbing fixtures) upon project completion.
- Participate in weekly office meetings regarding scheduling, manpower, equipment needs, change orders, purchasing, and subcontracting.
- Promote FLC Contracting, LLC professionally each day, representing the company, subcontractors, and owners with respect.
- Assist the estimator by gathering competitive quotes, preferably three per trade.
- Review all shop drawings and submittals for accuracy and compliance.
