SUMMARY

Responsible for providing strategic and tactical leadership, overseeing all property management operations within company-wide real estate portfolio.  Above all, this leader champions an exceptional resident experience, ensuring that every stage of the resident journey, from first inquiry and move-in through ongoing service, renewal, and community life, reflects Fitch Irick’s commitment to safe, high-quality, and welcoming affordable housing.  Hires, retains, motivates, grows, develops, and engages all team members to ensure a resident-centric, people-oriented culture balanced with the delivery of industry segment leading performance and financial results.  Responsible initially for managing and supervising Property Management, Maintenance and Facilities, Compliance, Operations, and Lease-up Team.  Maintains a strong relationship with Asset Management and works in partnership to ensure owner/investor priorities and returns to meet or exceed expectations.  Portfolio oversight of approximately 280 properties totaling approximately 13,000 units.

 

 

PRIMARY RESPONSIBILITIES

  • Mentor, motivate, and lead a highly skilled team of Regional Vice Presidents, Sr. Regional Managers, and Regional Managers, as well as on-site Community Managers, office, maintenance, and support staff.
  • Develop a balanced employee engagement and incentive compensation program that rewards, recognizes, and acknowledges the people that are foundational to Fitch Irick’s success while also driving alignment with company values and improvement of overall accountability to financial results.  
  • Working with senior executive leadership team, participate in the development and on-going refinement of company-wide strategic growth and operational business plans.  Develop and execute a plan for implementing property management’s responsibilities under the company-wide strategic plans and provide a means for measuring the success of such plan.  This includes building and maintaining a strong foundational property management organization capable of absorbing accelerated growth and potential portfolio and/or company level acquisitions.
  • Collaborate with and support Fitch Irick’s Development and Lease-up goals, including but not limited to design review and collaboration, drafting of various operating budgets in support of deal underwriting, and ensuring timely new property lease-up and stabilization in alignment with underwriting and investor credit delivery opportunities.
  • Work in partnership with Asset Management team to measure, monitor, report, and improve on individual and collective property performance as it pertains to achievement of ownership/investment objectives and returns.  This includes understanding how property performance affects corporate performance and proactively managing to ensure corporate revenue targets are achieved.
  • Develop cash management strategies, with a focus on cash-based economic occupancy performance, to ensure positive operational cash flow within the portfolio.
  • Identify and implement expense control and operating expense efficiencies that leverage portfolio buying power and ensure effective cost-saving disciplines are employed at the individual site and broader regional and/or enterprise levels.
  • Develop a ”Watch List” system for proactively and predictively identifying potential negative performance trends, including resident experience and satisfaction trends, and reporting on plans/progress to correct performance deficiencies.
  • Support and participate as needed with periodic Board of Director and/or Investor informational and reporting needs.
  • Develops, implements, and maintains policy and procedures in support of Fitch Irick’s overall business objectives.
  • Develop, implement and manage annual departmental operating budgets and profitability plans at the individual site and corporate levels.
  • Foster and maintain a strong, positive relationship with all applicable federal, state and local housing agencies as well as all joint venture partners.
  • Champion and continuously elevate the resident experience across the portfolio, owning the development, implementation, and ongoing refinement of the resident satisfaction and engagement program and holding regional and site teams accountable to clearly defined experience standards.
  • Establish, publish, and enforce portfolio-wide service standards for resident communications, work-order responsiveness, and issue resolution, ensuring a consistent, high-quality experience at every community.
  • Own the full resident lifecycle; application, move-in, occupancy, service, and renewal identifying and removing friction points to improve resident retention and renewal rates.
  • Build and oversee structured resident feedback mechanisms, including surveys, online reviews, and direct outreach, and translate insights into targeted action plans at the site, regional, and enterprise levels.
  • Ensure timely, empathetic, and compliant resolution of resident concerns and escalations, using root-cause analysis to drive systemic improvements rather than one-off fixes.
  • Partner with site teams to deliver resident programming, community-building events, and well-maintained amenities that strengthen residents’ sense of belonging and long-term tenancy.
  • Frequent regional, on-site presence throughout the year.
  • Participate as attendee and/or presenter, as a professional representative of Fitch Irick, in various industry conferences and events as warranted.

 

 

EDUCATION and EXPERIENCE

  • Minimum fifteen plus (15 ) years’ progressive experience in the property management industry with demonstrated leadership success in directing multiple regional managers and properties.
  • Demonstrated track record of measurably improving resident satisfaction, retention, and renewal outcomes through service standards, team accountability, and resident-focused initiatives.
  • Past 4-7 years in either “the senior-most property executive role reporting to ownership/investors or the #2 role supporting the head of management at least indirect interface and responsibility/accountability to ownership/investors. 
  • Bachelor’s degree preferred.
  • Previous experience having worked for a privately held, for-profit affordable housing owner/manager or fee management firm with a substantial presence in affordable housing.  Commensurate with this experience they will have strong command of all prevailing state and Federal affordable housing finance programs, corresponding compliance and general appreciation for the technical, political and social nature of this industry and resident base alike.
  • Demonstrated (written, verbal, and financial reports) experience communicating on a monthly, quarterly and annual basis to internal/external sophisticated equity and debt partners both from a standpoint of explaining and then taking personal responsibility/accountability for future and past tactical property plans along with corresponding performance expected or resulting from such efforts.
  • Prior experience with real estate management, accounting, and reporting systems such as Yardi (preferred), Real Page, etc.

  • Strong resident-experience and customer-service orientation, with the ability to set and uphold service standards across a large, multi-site team.
  • Skilled at measuring, interpreting, and acting on resident satisfaction, retention, and sentiment data.
  • Ability to communicate effectively (expressing or exchanging ideas by means of the spoken or written word).  This skill/ability is important in work activities in which workers must impart or receive detailed information through oral or written communication.
