Marketing Associate

Position Summary:
The Marketing Associate is responsible for planning, executing, and optimizing marketing strategies that support leasing performance and brand awareness across the affordable housing portfolio. This role will oversee digital and traditional marketing efforts, lead outreach initiatives, and manage leasing technology platforms such as EliseAI, Zillow, and Apartments.com. The Marketing Associate collaborates closely with property operations, compliance, and technology teams to ensure alignment with business goals and affordable housing regulations.
Key Responsibilities:
Marketing Strategy & Planning
- Develop and implement comprehensive marketing plans for new lease-ups, stabilized assets, and underperforming communities.
- Align marketing efforts with occupancy goals, leasing velocity targets, and regulatory timelines.
- Monitor performance and provide monthly reporting on campaign effectiveness and ROI.
Digital Marketing & Technology Oversight
- Manage online presence across platforms including Apartments.com, Zillow, RentCafe, and other Internet Listing Services (ILS).
- Administer and optimize AI leasing and communication tools such as EliseAI to support lead nurturing, appointment scheduling, and resident engagement.
- Partner with IT and property management teams to ensure seamless integration of marketing platforms with internal systems.
- Track digital engagement analytics and implement data-driven strategies to improve conversion rates.
Leasing & Site Support
- Serve as the primary marketing advisor to Regional Managers and Property Managers, offering guidance on advertising, outreach, signage, and leasing events.
- Develop property-specific marketing materials and collateral consistent with brand standards and fair housing regulations.
- Provide training and onboarding for site teams on marketing best practices and systems usage.
Outreach & Community Engagement
- Design and support grassroots marketing campaigns targeting local employers, service agencies, housing authorities, and community-based organizations.
- Plan community events and marketing initiatives that drive local visibility and resident engagement.
- Cultivate partnerships to strengthen referral networks and enhance the company’s reputation in target markets.
Compliance & Brand Management
- Ensure all marketing and advertising content adheres to Fair Housing, HUD, LIHTC, and Rural Development regulations.
- Uphold brand standards across digital, print, and onsite materials.
Qualifications:
- Bachelor’s degree in Marketing, Communications, Business, or related field preferred.
- 5 years of progressive experience in marketing, with at least 2 years in multifamily or affordable housing.
- Proficiency with leasing and marketing platforms (e.g., EliseAI, Zillow, Apartments.com, Yardi RentCafe).
- Strong understanding of digital advertising, lead generation, SEO/SEM, and social media strategy.
- Experience with analytics platforms and CRM tools to assess performance and guide strategy.
- Working knowledge of Fair Housing marketing compliance.
