Skills & Qualifications
- Grounds & Plant Care– Water and monitor trees, flowers, and seasonal plantings; assess watering needs based on weather, season, and plant type; report plant health concerns.
- Exterior Landscaping Support– Assist with curb appeal projects such as painting curbs, bollards, exterior fixtures, and touch-ups to keep the property looking polished.
- Property Appearance– Sweep streets, gutters, sidewalks, and dumpster areas; remove weeds, litter, cigarette butts, and other debris during regular property walks.
- Pet Turf Upkeep– Pick up pet waste and sanitize pet turf areas regularly to maintain hygiene and appearance.
- Trash & Sanitation– Keep dumpster areas, trash rooms, and trash chutes clean, sanitary, and free of obstructions.
- Loading Dock Oversight– Monitor use of the loading dock and service elevator during moves/deliveries; prevent damage, ensure proper use, and report violations to management.
- Snow Removal– Assist with shoveling, salting, and emergency cleanup during snow/ice events (mandatory overtime during weather conditions).
- Support Tasks – Provide occasional assistance with minor maintenance or housekeeping tasks as
- Minimum of 2 years of experience ingroundsmaintenance
- Knowledge of electrical, plumbing, mechanical, and carpentry trades is suggested. Must be able tooperatetools and equipment related to facility maintenance.
- Knowledgeable in the use of Microsoft Outlook, Word,Exceland PowerPoint
- Strong customer service, communication and interpersonal skillsrequired.
- Maintainsa safe and secure environment.
- Maintainsdisaster preparedness byidentifyingpotential problems, developing response plans, managing crises.
- On call availability for emergencies and projects as assigned by property manager.
- Requests materials, tools, and supplies needed for a job.
- Maintainsall fire protection and security systems, to include required maintenance, inspections, and documentation.
- Inspects all emergency equipment to ensure compliance
- Records and completes preventive maintenance activities and programs.
- Oversees the construction, installation, and preventative maintenance of equipment.
- Observes/evaluates corrective maintenance or repair on equipment
- Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform with OSHA standards, applicable building safety manual, and other safety venues asdeemedappropriate
- Record and report all unusual and irregular conditions to the Community Manager.
- Maintaincordial, professional manner in dealing with residents, contractors, Management, etc.
- Ensure all equipment, supplies and materials are in functional working condition in a neat and orderly manner.
- All other duties as directed by the Director of Maintenance
- Operateequipment such as commercial mowers, tractors, excavators, company vehicles.
- Experience with gas powered blowers, trimmers, chainsaws.
- Removal of trash, debris, and leaves
- Maintainequipment and perform minor repairs
- Takedirectionand complete assigned work orders.
- Communicate effectively orally, in writing, and electronically.
- Small Engine (Landscaping/Mowing/Weed eating/leaf blowing)
- Assistin the maintenance of shop equipment and tools and in the maintenance of cleanliness within the shop.
- Perform simple repair and maintenance tasks alone as directed.
- Performs grounds maintenance functions (pulling weeds, raking leaves, sweeping sidewalks, and cleaning debris)
- Clears ditches, digs holes, waters vegetation, cleans canals, drains, and tree well
- Operates light landscape equipment;maintainstools and equipment to ensure safety
- Complies withall company policies and safety procedures; works effectively in a group; take direction fromsupervisorand follows instructions; communicates effectively with supervisor and co-workers.

- Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting,carryingand moving objects that can weigh up to 50 lbs. This movement can occur throughout the day.Mustalso be able to climb several flights of stairs if necessary.
- Must be able to sit and stand for extended periods of time.
- Must be able to communicate both on the phone and in person with our clientsin order toresolve issues and manage the business.
- Must have finger dexterity for typing/using a keyboard.
- Must be mobile enough to move around both the officein order tomake copies, send mail and faxes and to walk around the property. This could include lengthy walks on uneven areas.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
- Capable of working extended hours,to includeevenings,weekendsandholidaysas necessary.
- This position may alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
- Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
- Must be able to work on more than one assignment at a time with frequent interruptions,changesand delays.
