Role Summary:
The District Manager is responsible for leading and overseeing the daily operations of multiple First Storage locations within a designated district. This role plays a critical part in driving performance, ensuring operational excellence, and delivering exceptional customer experience across all sites. Working closely with store managers and collaborating with upper management, the District Manager ensures that First Storage’s vision, values, and operational standards are consistently upheld.

Key Responsibilities:
- Recruit, hire, coach, and retain a high-performing team of store managers through ongoing development and leadership.
- Ensure that all team members exhibit sales-driven and customer-centric behaviors.
- Maintain an inviting customer experience through effective facility presentation, maintenance, and vendor management.
- Lead with integrity and a strong knowledge of First Storage’s culture and values.
- Ability to analyze financial reports (P&L Statements), identifying trends and improvement opportunities.
- Assist in budget creation and financial forecasting for assigned locations.
- Support store managers with repairs, maintenance, and vendor contract negotiations.
- Assist with managing rental rates, discounts, merchandise sales, tenant protection plans, and additional revenue streams.
- Ensure compliance with marketing initiatives, company policies, and operational procedures.
- Address customer inquiries and concerns in a timely and effective manner.
- Identify operational successes and areas for improvement, implementing corrective action plans when needed.
- Conduct regular property audits and monthly site visits to ensure compliance with operational standards and that managers are functioning at a high level.
- Oversee delinquent tenant processes, approve lien sales, and work on collections to enhance customer retention.
- Review, approve, and submit invoices and expense reports timely.
- Actively participate in property transitions and new development openings.
- Travel to various locations and industry trade shows as needed. (Approximately 60% travel)
Qualifications:
- Demonstrated leadership in developing and managing high-performing teams. 2 years of multi-unit operational experience is required.
- Storage experience is a plus.
- Able to work independently with minimal supervision.
- Strong background in sales and customer service excellence.
- Ability to control payroll expenses and operational costs effectively.
- Must have a valid driver’s license and reliable transportation.
- Excellent communication, organization, and time management skills.
- Proficiency in Microsoft Excel, Word, PowerPoint, and Outlook.
- StorEdge experience is a plus.
- Bachelor's degree preferred; self-storage industry experience is a plus.
- High level of integrity.

Work Hours:
- Minimum of 45 hours per week, with flexibility for travel and site visits. Monday-Friday and occasional weekend work may be required when needed at times (must be available by phone when stores are open). Major holidays off.
Pay: $70,000.00 - $75,000.00 per year
