Exterior Maintenance Manager

SCOPE OF POSITION:

Responsible for completing a wide variety of tasks in order to maintain the very high appearance standards at FireKeepers Casino Hotel and associated properties. Through common maintenance practices and beautification projects, our grounds team plays a vital role in displaying the companies brand though our outward appearance.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The following is a list of the main duties and responsibilities. However, other duties may be assigned as deemed necessary by management. All duties must be performed in accordance with Tribal, Federal, and other applicable requirements, organizational specific policies, procedures and practices.

Conduct safety inspections and pre-operation inspections on all tools and equipment to insure proper operation.

Perform turf maintenance practices such as mowing, string trimming, spot spraying for weeds and other pests, seeding and repair, aerating, leaf removal and any other turf related tasks as assigned. 

Perform cleaning tasks including regular power washing of sidewalks, parking areas, main entry points, building exterior etc. Responsible for keeping property free of trash and debris as well as cleaning, changing and maintaining outdoor trash receptacles. Clean exterior windows including some second story windows using platform lifts. 

Assist the master gardener with maintenance, upkeep, and renovation of all landscape beds throughout property, which include a wide variety of annuals, perennials, ornamental shrubs, roses and bulbs. Work includes pruning, deadheading, weeding, pest management, fertilizing, planting, mulching etc. 

Responsible for operation, and maintenance of irrigation systems, including spring start-up, replacement of heads, fixing of leaks, and minor electrical repairs. 

During winter months, responsible for insuring that all parking areas, sidewalks, roads, entryways and emergency exits are kept clear of snow and ice at all times ensuring a safe experience for guests and team members. 

Perform basic maintenance on equipment and vehicles including routine fluid and filter changes, greasing, changing of bulbs and minor electrical work, sharpening of mower blades and other minor repairs. 

Perform Exterior maintenance tasks such as, patching concrete/asphalt, striping parking lots, painting exterior structures and surfaces, maintaining signs and other traffic regulation devices and any other exterior maintenance tasks as assigned by the Exterior Maintenance Manager.

Maintains the highest level of confidentiality.

Responsible for maintaining a consistent, regular attendance record as outlined in the FireKeepers Casino Hotel Attendance Policy.

MINIMUM REQUIRED QUALIFICATIONS:

Proficiency in both written and verbal English communication is required. 

High School diploma or GED.  Must possess a valid driver’s license and be insurable under FireKeepers Casino Hotel insurance. Three (3) month’s previous experience in commercial grounds care including commercial snow removal or related experience. Must be at least 18 years of age.

GENERAL OR PREFERRED QUALIFICATIONS:

Ability to operate a wide variety of turf and landscape equipment ranging from hand tools like string trimmers, hedge trimmers and leaf blowers to zero-turn mowers, tractors, and front-end loaders. 

Ability to safely operate mowers in a busy environment with difficult terrain, guest traffic and lots of obstacles, all while mowing to a very high standard. 

Ability to operate equipment to remove snow and ice from walkways, parking lots and roads. Safely operate equipment such as shovels, push spreaders, ride-on sweepers, tractors, front-end loaders, skid steers and plow trucks. 

Ability to perform such tasks in stressful situations with high traffic volumes, and while maneuvering through tight spaces. 

Ability to work in both a team environment and independently. Follow instructions, Identify tasks and work with little supervision.  Mechanical abilities proficient enough to perform at least the scheduled maintenance work on a wide variety of equipment ranging from trucks to front-end loaders.

Ability to read service manuals and perform the task according to manufacture standards. Experience with landscape maintenance practices including deadheading and pruning of plants. 

Ability to recognize common pests, and memorize different plants throughout property. 

Ability to interact with team members and guests in a friendly and professional manner. 

Ability to perform all tasks in compliance with OSHA and company specific safety requirements.

LANGUAGE SKILLS:

Ability to read and interpret documents such as safety rules, operating and maintenance instruction, and procedure manuals.  Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS:

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimal, and work with mathematical such as probability and statistical inference.

REASONING ABILITY:

Ability to define problems, collect data, establish facts, and draw conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

PHYSICAL & ENVIRONMENTAL DEMANDS:

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus. 

Work is performed throughout all areas of the facility where the noise level varies from quiet to loud depending upon business. Work outdoors may be required in extreme weather conditions. Must be able to lift up to 50 pounds consistently. Must be able to work in all weather conditions including extreme cold, rain, and extreme heat.    Must be able to perform strenuous tasks such as kneeling for long periods of time, string trimming for several hours, working on steep and uneven terrain and other challenging work conditions.
