ESSENTIAL FUNCTIONS & RESPONSIBILITIES
- Review approved mortgage loan files for completeness and readiness to close, identifying outstanding conditions or documentation requirements.
- Prepare, review, and coordinate closing documents in accordance with approved loan terms, Credit Union policies, investor requirements, and applicable federal, state, and local regulations.
- Coordinate closing dates, times, and locations with borrowers, loan officers, processors, title companies, settlement agents, and other parties.
- Review Closing Disclosures and other required disclosures for accuracy and consistency with the approved loan terms.
- Ensure required disclosures, acknowledgments, certifications, and supporting documentation are properly executed and returned.
- Communicate with settlement agents, title companies, and attorneys regarding closing instructions, funding requirements, payoff information, title issues, and other closing-related matters.
- Review executed closing packages for completeness, accuracy, signatures, dates, notarizations, and compliance prior to funding.
- Identify and resolve closing discrepancies or documentation issues promptly to prevent delays in closing or funding.
- Coordinate loan funding after all applicable closing conditions and documentation requirements have been satisfied.
- Ensure mortgage loan files are accurately documented and prepared for post-closing review, servicing, quality control, and/or delivery to investors as applicable.
- Monitor assigned loans and closing pipelines to ensure established service-level standards and closing deadlines are met.
- Maintain accurate records and documentation within the Credit Union’s loan origination and document management systems.
- Respond promptly and professionally to questions from borrowers, loan officers, processors, title companies, and other stakeholders.
- Maintain a working knowledge of mortgage lending regulations and requirements, including applicable provisions of RESPA, TILA, ECOA, HMDA, FCRA, and other applicable federal and state regulations.
- Follow Credit Union policies, procedures, internal controls, information-security requirements, and compliance standards.
- Participate in quality control, internal audit, compliance reviews, and process improvement initiatives as requested.
- Assist with identifying opportunities to improve closing processes, reduce errors, enhance member service, and improve operational efficiency.
- Perform other duties and special projects as assigned.
EDUCATION & EXPERIENCE
- Associate or bachelor’s degree in business, finance, accounting, mortgage banking, or a related field preferred.
- Minimum of 4 years of residential mortgage lending, mortgage closing, loan processing, title/settlement, or related financial services experience.
- Demonstrated knowledge of residential mortgage loan documentation, closing procedures, and regulatory requirements.
- Experience working with a mortgage LOS and electronic document management systems preferred.
- Experience reviewing Closing Disclosures, loan documents, title documents, and other mortgage closing documentation preferred.
- Credit union, banking, or financial services experience preferred.

WORKING ENVIRONMENT STANDARDS & EXPECTATIONS
Work is primarily performed in an office environment using standard business equipment, with workspaces that are typically climate controlled. This role may require occasional lifting or moving of items up to 15 pounds. The position involves a combination of sitting, standing, walking, and frequent use of hands for tasks such as typing and operating office equipment. Unobstructed vision and hearing are essential to effectively perform job functions.
This role requires strong cognitive and interpersonal abilities, including attention to detail, sound judgment, problem-solving, effective communication, and the ability to analyze information and manage multiple priorities.
