We're seeking an experienced Commercial Property Manager to join our team of professionals who deliver tailored solutions for our diverse portfolio.
What You'll Do
- Drive leasing activities to maximize occupancy, including marketing vacant spaces, showing properties, and negotiating lease terms
- Oversee all maintenance operations, developing preventative maintenance programs and managing service requests to ensure properties remain in excellent condition
- Manage accounting functions including rent collection, accounts payable, and monthly financial reconciliations
- Develop and manage comprehensive annual operating budgets, providing regular variance analysis and financial reporting
- Plan and coordinate capital improvement projects that enhance property value, tenant satisfaction, and operational efficiency
- Negotiate and manage vendor contracts to ensure optimal service delivery and cost efficiency
- Conduct regular property inspections to maintain quality standards and identify opportunities
- Provide regular, detailed status reports on property conditions, financial performance, and any emerging issues
- Build and maintain strong tenant relationships to achieve high retention rates and satisfaction
- Monitor market trends to recommend strategic adjustments to maximize property performance
What You Bring
- Education: High school diploma required; bachelor's degree in Real Estate, Business, or related field preferred
- Licensing: meet all state requirements, relevant property management certifications preferred
- Experience: 5 years successfully managing commercial properties
- Regulatory Expertise: Comprehensive knowledge of local, state, and federal property laws and compliance requirements
- Technical Proficiency: Advanced skills in Microsoft Office Suite and experience with property management software
- Organizational Excellence: Proven ability to simultaneously manage multiple properties, budgets, timelines, and capital improvement projects
- Communication Skills: Exceptional verbal and written communication abilities with experience presenting to owners, tenants, and stakeholders
- Financial Acumen: Experience developing annual budgets, analyzing financial statements, and identifying opportunities to improve NOI
- Relationship Management: Track record of building and maintaining strong relationships with tenants, vendors, and service providers
- Problem-Solving Ability: Resourceful approach to property challenges with a solutions-oriented mindset
- Real estate license and/or relevant property management certifications preferred
- CT Real Estate Salesperson License preferred
