JOB SUMMARY:

The Maintenance Technician is responsible for maintaining the physical integrity of the assigned Fieldstone properties. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The Maintenance Technician performs the property's maintenance including physical grounds, custodial, preventive, corrective, deferred and emergency. Monitors overall condition of building interiors, exteriors, and grounds. Works with all members of management and maintenance to help develop and maintain a good personal and organizational image for Fieldstone with the community.

Summary Description:

The Maintenance Technician will assist the Maintenance Supervisor with the day to day upkeep of the property (ies).

Essential Duties and Responsibilities:

  • Fosters a positive, active and collaborative relationship with residents, communities, and associated agencies.
  • Ensures that all work is completed in a safe, prompt and professional manner.
  • Communicates with Property Managers about demonstrated concerns of the community.
  • Adheres to company policies, rules. and regulations.
  • Participates in emergency on-call shifts and after-hours maintenance, including weekends.
  • Conducts weekly interior and exterior property inspections, fills out reports, and provides to supervisor.
  • Picks up and delivers materials when necessary.
  • Assists in the daily operations of work-orders, unit turnovers, etc. Maintains metrics for occupancy, work orders, and site inspections as outlined by supervisor.
  • Assist regulatory agencies with unit and property inspections when requested.
  • Work with Supervisor to develop and maintain maintenance schedules for assigned sites and locations.

Maintenance Technician will assist the Supervisor with any or all of the following:

  • Build, repair, and install shelving, counters, benches, partitions, floors, doors, building frameworks, and trim.
  • Installs glass windows, doors and partitions.
  • Replace damaged ceiling tile, floor tile and wall coverings. Install items such as window shades, venetian blinds, curtain rods, wall fans and door locks.
  • Maintains building mechanical operation systems, including HVAC.
  • Check condition of boilers and makes repairs as appropriate.
  • Change or replace electrical switches and outlets.
  • Prepare vacant apartments including painting, plastering, sanding, etc.
  • Oversees contractor work on site and develop punch lists for follow up.
  • During the course of daily work, is responsible for promptly reporting to the Property Management staff any conditions and activities in and around buildings that threaten the life, health or safety of residents, workers and visitors, as well as the upkeep of the property.
  • Oversee maintenance of any equipment or materials as well as proper and safe usage.
  • Account for all maintenance performed and materials utilized.
  • Snow Removal
  • Landscaping, as assigned
  • Other duties as assigned. Specific Skills:
  • Skilled at using a variety of hand tools and equipment such as drills, hammers, pliers, electrical testers, hand and power saws, cutters, etc.
  • Proficiency in building maintenance including carpentry, painting, heavy-duty cleaning, plumbing and electric, and boiler maintenance.
  • Knowledge of construction materials and methods for multi-family housing..
  • Ability to complete tasks in a timely manner with attention to detail.
  • Ability to prioritize and organize work.
  • Ability to work well with staff and residents.
  • Measure, basic math, write clear instructions in English
  • Physical and Schedule Demands:
  • Work requires sustained physical effort for several uninterrupted hours including, but not limited to, climbing stairs and ladders, lifting furniture and supplies (up to 50 pounds), bending, reaching, mopping and snow shoveling.
  • Requires overtime hours, emergency calls after hours

Education and Experience:

  • High school diploma or general education degree (GED) or equivalent.
  • Two years of relevant experience in the construction trades.
  • Valid driver's license required and maintained throughout employment.
  • Ability to work evenings, weekends and respond to after-hours emergencies

Professional demeanor and the ability to be an active team member within the Agency is required. Preserves and respects resident and applicant confidentiality.

WORKING CONDITIONS:

Fieldstone has the right to change assigned locations as deemed necessary. It is mandatory that all maintenance staff work overtime and weekends prior to and during inclement weather and major storms. Company provides all maintenance staff with tools and a company shirt

PHYSICAL DEMANDS:

Candidate must be able to lift up to 50 pounds, climb and work on step ladders or extension ladders up to 30 feet, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc. Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs.

Salary: $23-25.00/hour
