Commercial Project Manager:

Must have 5-10 years of commercial construction experience (Commercial construction experience is

imperative)


Job Overview:

The Project Manager (PM) is a key member of the company and assists in the management of the

overall project generation, direction, completion, and financial outcome. The PM role reports directly

to the VP of Construction and will have administrative support from the Assistant Project Manager and

Administrative Executive Assistant. The PM needs to maintain and embody: professionalism, integrity,

accountability, and leadership qualities. The Project Manager will lead, by example, teach, and help

empower those around them, as well as learn from those around them. The PM is the first line to a

successful project.


The PM is a leadership role who shall always have the company’s best interest in mind, they are a team player and a company advocate. This position is proud to be a part of the team and lifts those up around them by encouraging the sharing of ideas, welcoming suggestions, and empowering his or her team members to be the best they can be. Duties:

- Assist Construction Managers with trade partner coordination, vendors, and suppliers so

that job progress meets the construction schedule.

- Coordinate and lead OAC meetings

- Generate work orders, commitments, change orders, and billings for the VP's review and approval

before issuance.

- Track and document progress utilizing the procedures, processes, and platforms set forth by the

Company.

- Meet/Visit project sites as required, and no less than once per week.

- Assist the Construction Manager with cost coding job invoices and monthly applications for payment.

- Develop and Log Requests for Information (RFI’s) per processes and procedures set forth by the

Company.

- Provide material and quantity take-offs as needed (specifically concrete, wood, and masonry).

- Assist with cost estimating as directed and needed.

- Review and collaborate submittals, selections, and shop drawings confirming they meet the design

intent for issuance by the Assistant PM, review returned submissions as needed for the project’s

successful completion meeting design intent and schedule.

- Assist the Construction Manager with inspections, locates, and surveying as directed.

- Create and complete job closeout book, including punch-list, project close-out documentation, and

the Certificate of Occupancy.

- Communicate clearly with all members of the Company, the Construction Manager, Owner, Architect,

Engineers, and other team members at appropriate intervals so that all are kept apprised

of project progress and any needed inputs.

- Maintain good communication, time management, and safety with a team approach always.

- Prepare for the project start-up, including attending the preconstruction handoff and writing work

orders, and trade commitments for new projects within 30-45 days from the initial preconstruction

handoff. (All commitments, work orders, and contracts shall be reviewed by the VP before issuance).

- Perform on-site quality control reviews and prepare field reports with the Construction Manager to

ensure the Company's high standards of quality and reputation are maintained.

- Ensure adherence to project specifications during the submittal process.

- Provide accurate information to complete various reports, processes, and procedures set forth by the Company keeping the VP privy to job progress and status as required and requested.

- Professionally compose correspondence to all parties as required.

- Create bid invitation lists as directed.

- Assist estimating with sub-contractors to help ensure adequate bid coverage.

- Conduct and attend trade meetings with the project team as required to ensure a successful project.

- Organize and complete close-out activities, including the punch list, resolution of warranty issues, O

& M manuals, and as-built drawings.

- Take meeting notes, prepare, and distribute meeting minutes.

- Update and circulate construction documents with, addenda, RFI’s, construction bulletins, etc.

ensuring the project team is kept up to date with all current information.

- Attend all Construction Manager and Project Management Meetings as directed.

- Perform other duties as required by management.

- Assist as needed, and with approval, in ordering any materials to successfully execute the project.

- Verify accurate payment of subcontractors and material suppliers by processes and procedures set

forth by the Company.

- Manage the relationship and work of assigned sub-contractors & suppliers.

- Assist as needed to perform constructability reviews and develop value engineering ideas.

- Demonstrate, communicate, and reinforce the Company's safety policies and procedures.

- Develop and maintain a clear understanding of the specifications, drawings, standards, and

subcontractor & supplier scope of work, etc.

- Assist Construction Managers to ensure T&M timecards are completed accurately, reflecting hours

worked and tasks worked on; verify cost codes to all purchases, timecards, contracts, equipment time, and any other item involving cost.

- Take job site photographs when performing site visits, and catalog photographs in an organized digital filing system utilizing the platforms processes and procedures set forth by the Company.

- Generate, gather, and maintain an organized record of documentation for any potential disputes.

- Review all potential change order claims for legitimacy, accuracy, and cost against contract

documents before review with the VP and before issuance.

- Properly manage and oversee the Construction Manager’s progress of the project as

the Project Manager is ultimately responsible for all aspects of the project, including but not limited to:

· General Condition Spending

· Schedule

· Workmanship by Trades

· Reporting and construction documentation by the processes and procedures set forth by the

Company.

· Coordination between trades


Experience:

  • High school diploma plus five - ten years of related commercial construction work experience. Prefer
  • Associate or Bachelor’s degree with related commercial construction management work experience
  • Must have a valid, non-restrictive driver’s license in good standing.
  • Transportation: Insured and reliable transportation to visit a variety of job sites and attend meetings daily.
  • Strong computer skills including proficiency using Procore, Redteam, Excel, Word, and other software as directed; including MS Project and must be open to learning all other project management platforms the Company utilizes now or in the future.
  • Excellent verbal and written communication skills.
  • Excellent relationship and negotiating skills and ability to establish and maintain effective working relationships with clients, subcontractors, and office staff.
  • Ability to use required office equipment proficiently.
  • Ability to plan and organize work effectively; analyze problems, propose reasonable solutions, make logical decisions, carry out decisions made, and follow up with feedback where appropriate.
  • Good listening skills and follow-through.
  • A good team player, self-confident, motivated, and independent.
  • The Project Manager must possess a strong work ethic and integrity.


Physical Requirements:

  • Must have reliable vehicle transportation.
  • Must be able to visit assigned job sites daily.
  • Prolonged periods of driving, sitting, typing on a computer preparing documents, and filling in forms.
  • While performing the duties of this job, the employee is regularly required to stand, walk, talk, and

hear.

  • The employee is frequently required to sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl.
  • The employee will require the physical ability to climb permanent and temporary stairs, passenger

use of construction personnel hoists, and the ability to climb ladders and negotiate work areas under

construction.

  • The employee must frequently lift and/or move up 20 to 50 pounds and occasionally lift/move up to

100 pounds. Performance for this job requires both close and distance vision.


General Hours:

  • This is a full-time position Monday – Friday typically 8am-5pm.
  • Must be available to answer calls as needed after hours if work is being implemented.
  • Some client and management meetings are being held later and the PM is expected to be available.
