Commercial Construction Superintendent

About:

The Construction Manager is the leader of all site coordination for all phases of FB Commercial Construction projects, including, but not limited to, contacting and scheduling trade partners, materials, equipment delivery, and job closeout. Communication with office team members, designers, owners, and inspection departments is required to ensure all work is performed on time, to plans and specifications and in a “planned” budget while adhering to our “Think Twice” Safety Program.

Experience and Education:

• 5-10 years of commercial experience.

• Must be a good leader with excellent written and oral communication skills with a strong temperament for numerous personality types.
• Well organized, detail-oriented, and able to multitask.
• Ability to listen and learn.
• Self-motivated.
• Have a willingness to help others be proactive in their work and business practices with honesty and integrity.
• Self-starter that is proficient or able to learn in Blue Beam, Microsoft Office (Word, Excel, PowerPoint, Project, etc), and new technologies. Knowledge and ability to use ProCore or other Project Management platforms.

Project Responsibilities/Daily Activities:

• Work with Project Manager in developing the project schedule two/three-week look ahead that coincides with the project schedule/current progress, to be reviewed and discussed at each progress meeting.
• At the beginning of each project coordinate with the municipality permit office to get a list of all required inspections and requirements for the Certificate of Occupancy/Completion.
• Direct the set-up of the job site office and equipment trailers; ensure proper permits, labor notices, EEOC, safety rules, and regulations are posted in a conspicuous space as well as ensure it is organized and a productive work space.
• Study plans and specifications for construction based on start and completion times, staffing requirements, and timely procurement of tools, materials, and equipment to conform to the work schedule for each phase of construction.
• Put together the project SWPPP binder.
• Set up and run preconstruction meetings with PM and all trade partners at the beginning of each project
• Set up and weekly trade meetings with the foreman of each trade partner.
• Complete and save daily reports each and every day, including Saturday and Sunday.
• Perform and document daily safety inspections as needed and make any corrective actions as required.
• Inspect all work in progress on a daily basis to ensure that workmanship conforms to the plans and specifications and quality and is meeting the construction schedule.
• Take and save daily progress photos to our cloud server
• Responsible for scheduling all building inspections and coordinating all MEP inspections with the appropriate subcontractor.
• Responsible for scheduling/coordinating all final inspections (including Planning & Zoning, Public Works, BAR, Fire Marshall, etc.)
• Ensure that all trade partners are building off of the most up-to-date construction documents.
• Responsible for all on-site coordination with subcontractors and sequencing of construction activities that best allow the project to meet or exceed the project schedule.
• Conduct weekly/bi-weekly job progress meetings with trade partners; distribute three-week look ahead schedule at each meeting.
• Ensure that as-built drawings are updated on a weekly basis.
• Attend OAC meetings. Toolbox talks and safety meetings weekly
• Direct supervisory personnel and subcontractors engaged in planning and executing work procedures, interpret plans and specifications, and coordinate various phases of construction to lead the charge/efforts to overcome field/design issues that may present themselves during the course of construction with the assistance of the project manager and associated subcontractors.
• Confer with the project manager, designers, trade partners, and inspectors to resolve construction problems and improve construction methods.
• Generate project submittal logs and RFI’s as required.
• Ensure that all OSHA and safety policies and procedures are followed and necessary safety equipment is on-site and being used as required.
• Ensure that good housekeeping practices are observed and maintained by my company personnel and trade partners.
