Position Overview
We are seeking a proactive and experienced Maintenance Manager to oversee the daily operations of our maintenance department. This role is pivotal in ensuring the safety, functionality, and aesthetic appeal of our properties. The ideal candidate will possess strong leadership skills, technical expertise, and a commitment to delivering outstanding service.
Key Responsibilities
- Team Leadership: Supervise and mentor a team of maintenance technicians, ensuring efficient and effective performance.
- Preventive Maintenance: Develop and implement preventive maintenance schedules to minimize downtime and extend the lifespan of property systems.
- Repairs & Troubleshooting: Address and resolve maintenance issues promptly, including plumbing, electrical, HVAC, and general repairs.
- Vendor Management: Coordinate with external contractors and vendors for specialized services, ensuring quality and cost-effectiveness.
- Budget Management: Assist in the preparation and management of the maintenance budget, monitoring expenditures and identifying cost-saving opportunities.
- Compliance & Safety: Ensure all maintenance activities comply with local building codes, safety regulations, and company policies.
- Resident Relations: Maintain positive relationships with residents by addressing concerns and requests in a timely and professional manner.
Qualifications
- Experience: Minimum of 5 years in property maintenance, with at least 2 years in a supervisory or managerial role.
- Technical Skills: Proficiency in plumbing, electrical, HVAC systems, and general repairs.
- Certifications: Relevant certifications (e.g., HVAC, EPA, Chicago Stationary Engineer, or similar) preferred.
- Communication: Strong verbal and written communication skills.
- Problem-Solving: Excellent troubleshooting and problem-solving abilities.
- Organizational Skills: Ability to manage multiple tasks and prioritize effectively.
