Felicity Property co is a full-service real estate company, focused on development, property management, real estate brokerage, architecture, and financial services. Our projects include multifamily and mixed-use commercial developments in New Orleans, LA. We are looking for a person of high integrity and strong initiative to work closely with our management team.

The Property Manager serves as the primary point of contact for property owners, tenants, and vendors while overseeing the day-to-day operations of a diverse portfolio of commercial and multifamily properties. Reporting directly to the Director of Operations, this position is responsible for property management, leasing, maintenance coordination, financial performance, and operational efficiencies. The successful candidate is highly organized, customer-focused, proactive, and committed to maximizing asset performance and delivering exceptional service.


Key Responsibilities

Property Management & Operations

•       Manage the day-to-day operations of a portfolio of commercial and multifamily properties.

•       Develop, implement, and continuously improve property management processes and operational best practices.

•       Coordinate preventative maintenance programs and oversee the timely completion of maintenance requests.

•       Schedule and manage vendors, contractors, and maintenance personnel to ensure quality work and cost-effective service.

•       Conduct routine property inspections and coordinate corrective actions as needed.

•       Procure materials and manage work orders, service contracts, and vendor performance.

•       Ensure compliance with company policies, lease obligations, and applicable regulations.

•       Participate in capital improvement projects, property renovations, procurement initiatives, and other special projects.

Tenant & Client Relations

•       Serve as the primary point of contact for owners, tenants, and prospective tenants.

•       Respond promptly and professionally to tenant inquiries, maintenance requests, and client communications.

•       Build and maintain strong relationships through proactive communication and exceptional customer service.

•       Resolve tenant concerns efficiently while protecting ownership interests.

•       Coordinate tenant move-ins, move-outs, unit turnovers, and inspections.

Leasing & Marketing

•       Manage the leasing process from prospect inquiry through lease execution.

•       Respond to leasing inquiries and schedule property tours in a timely manner.

•       Prepare lease agreements, renewals, amendments, and related documentation.

•       Monitor lease compliance, including insurance requirements, rent collections, deposits, and lease obligations.

•       Coordinate tenant renewals and retention initiatives.

•       Oversee property marketing efforts to support occupancy goals.

•       Manage parking assignments, access controls, and key management systems.

Financial Management & Reporting

•       Collaborate with the Director of Operations to maximize property performance and increase Net Operating Income (NOI).

•       Assist in developing, monitoring, and managing annual operating budgets.

•       Track key property performance metrics, occupancy trends, expenses, and revenue.

•       Coordinate monthly Accounts Receivable and Accounts Payable activities with the accounting team.

•       Prepare and review monthly property reports.

•       Assist with quarterly financial reporting for owners, investors, and lenders.

•       Prepare annual NNN reconciliations, estimates, and tenant billings for commercial properties.

•       Identify opportunities to improve operational efficiencies and reduce expenses.


Qualifications

Education & Experience

•       Bachelor's degree preferred.

•       Louisiana Real Estate License or ability to obtain within an established timeframe.

•       3–5 years of experience in commercial and/or multifamily property management.

•       Experience managing multiple properties simultaneously.

•       Experience with budgeting, financial reporting, and vendor management.


Technical Skills

•       Strong proficiency in Microsoft Office Suite, particularly Excel.

•       Experience with Yardi or comparable property management software.

•       Understanding of lease administration, property operations, and maintenance coordination.

•       Knowledge of budgeting, financial reporting, and basic accounting principles.
