Real Estate Acquisition Specialist (Research Analysis Negotiation)

Pay: $41,600–$52,000/year base salary commission on closed deals

ABOUT THE ROLE
The Farm & Land Company is hiring a high-output acquisition specialist who can find undervalued deals, get motivated sellers on the phone, and negotiate contracts. This is a performance role with clear activity and outcome milestones.
We’re looking for someone who thrives on consistency, follow-up, and closing.
WHAT YOU’LL DO
- Use real estate tools (e.g., CoStar, Reonomy, and other data sources) to identify off-market or undervalued opportunities
- Focus primarily on SFR, small multifamily, and self-storage
- Build lead lists, identify motivated seller signals, and manage outreach
- Conduct outbound calling using Aircall (high daily call activity expected)
- Qualify sellers: motivation, timeline, condition, decision makers, price expectations, and debt/constraints
- Run quick deal analysis (comps, value drivers, rents/NOI basics, downside risk)
- Present opportunities clearly to leadership and recommend offer strategy
- Negotiate purchase terms and drive deals from first call → signed contract → close
- Track everything in HubSpot (clean notes, stages, tasks, follow-up cadence)
WHAT WE’RE LOOKING FOR
REQUIRED
- 2 years of sales experience (inside sales or high-volume outbound preferred)
- Strong phone confidence and objection-handling
- Tech-savvy and highly organized (you’ll be working multiple leads at once)
- Comfortable being measured by activity results (calls, qualified leads, offers, contracts, closes)
- HubSpot experience
PREFERRED
- 1 year acquisitions experience (real estate acquisitions, wholesaling, brokerage, investor sales, etc.)
- Experience with data platforms (CoStar, Reonomy, PropStream, Crexi, etc.)
- Familiarity with creative terms/structures (seller carry, flexible closings, etc.)

This role has clear KPIs and milestones such as:
- Daily/weekly outbound activity
- Qualified conversations and leads
- Offers submitted
- Contracts signed
- Deals closed and deal quality
(Milestones and expectations are discussed during the offer process.)
COMPENSATION & BENEFITS
- Base salary: $41,600–$52,000/year (DOE)
- Commission: paid on completed deals (plan shared at offer)
- Benefits: eligible after commission/performance milestones are achieved
