Key ResponsibilitiesEscrow File ManagementOpen, process, and close residential, commercial, refinance, and investor escrow transactions.Review purchase contracts, lender instructions, title commitments, HOA docs, escrow instructions, and all supporting documents for accuracy and compliance.Prepare all escrow-related documents, including settlement statements, amendments, addenda, prorations, demands, and closing packages.Balance files, clear title issues, coordinate with title officers, and ensure all conditions are satisfied prior to closing.Manage EMD receipt, trust account handling, wires, and disbursements in accordance with state and federal escrow rules.Ensure timely completion of all file milestones and maintain a clean, audit-ready file at all times.Client Communication & Customer ServiceServe as the primary point of contact for agents, lenders, buyers, sellers, loan officers, and attorneys.Provide clear, consistent communication throughout the entire escrow process.Resolve complex or escalated issues with professionalism and confidence.Maintain strong relationships with repeat clients and industry partners.Compliance & RegulatoryEnsure strict adherence to CFPB/TRID guidelines, RESPA, DRE regulations, Anti-Fraud procedures, and company policies.Follow trust account protocol, wire verification procedures, and fraud-prevention best practices.Stay updated on changes to escrow law, industry standards, and regulatory requirements.Leadership & TeamworkMentor, guide, and support escrow assistants and junior team members.Help improve workflow, procedures, and overall efficiency within the department.Represent the company professionally in communications and client interactions.Company DescriptionAbout Fairway EscrowFairway Escrow is a forward-thinking, rapidly growing escrow company dedicated to redefining the modern closing experience.
