Maintenance Technician

JOB RESPONSIBILITIES

In addition to the following, performs other related duties as required.

Performs a variety of semi-skilled grounds and building maintenance activities for the Fairfield Metropolitan Housing Authority.

QUALIFICATIONS

Any combination of training and work experience which indicates possession of the knowledge, skills, and abilities listed below.

An example of an acceptable qualification for this position:

Completion of secondary education (high school or GED), plus two (2) or more years experience in the semi-skilled maintenance of buildings and grounds, or equivalent.

LICENSURE OR CERTIFICATION REQUIREMENTS

Must possess a valid State of Ohio driver's license and remain insurable under the agency's vehicle insurance plan.

ESSENTIAL FUNCTIONS OF THE POSITION

For purposes of 42 USC 12101:

1. Performs a variety of unskilled and semi-skilled maintenance activities (renovation, scheduled maintenance and emergency maintenance) in order to ensure the proper upkeep of agency buildings (e.g., drywall, painting, carpentry); cleans units during turnover; completes janitorial assignments; moves equipment and materials; responds to emergency after hours calls for repairs and other assistance as needed.

2. Performs a variety of routine, scheduled maintenance activities on the grounds surrounding the agency's buildings and offices (e.g., rakes leaves, mows, trims, and edges lawns; plows parking lots and driveways, removes ice from sidewalks; trims bushes; keeps parking lots clean and free of debris; sprays, cuts, and removes weeds and poison ivy; mulches landscaping; leaves the appearance of worksites clean and orderly; etc.).

3. Conducts inspections of tenants' homes in order to ensure proper maintenance and to ensure that tenants do not abuse agency property; conducts inspections of agency building and grounds; informs Property Manager of any potential tenant-caused problems or lease violations.

4. Documents and maintains records of all scheduled, non-scheduled, and emergency work performed in accordance with DDH policy and procedure; notes task, date, time, duration, and materials utilized; schedules additional work or follow-up inspection as needed.

5.Reports inventory use and equipment maintenance records in accordance with applicable policies and procedures.

6.Demonstrates regular and predictable attendance. May be required to work weekend hours.

7. Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.

8.Demonstrates the ability to communicate effectively with supervisor, clients and other staff members verbally and written.

OTHER DUTIES AND RESPONSIBILITIES:

1.Performs other related duties as assigned or directed in order to promote, further, and ensure the effective and efficient operation of the Fairfield Metropolitan Housing Authority.

MINIMUM ACCEPTABLE CHARACTERISTICS: (*indicates developed after employment)

Knowledge of: agency policies and procedures;* safety practices and procedures; semi-skilled building and ground maintenance methods and procedures; inventory control; building inspection techniques.

Skill in: use or operation of hand, power, and shop tools; use or operation of light motorized equipment (e.g., mower, snow blower, etc.).

Ability to: recognize unusual or threatening conditions and take appropriate action; exercise independent judgment and discretion; determine material and equipment needs; complete routine forms; prepare accurate documentation; respond to routine inquiries from the public and/or officials; communicate effectively; work alone on most tasks; exert 20 to 50 pounds of force occasionally and/or 10 to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects; travel to and gain access to work sites.

INHERENTLY HAZARDOUS OR PHYSICALLY DEMANDING WORKING CONDITIONS

The employee: is exposed to chemicals and fumes; operates motorized equipment, hand, power, and shop tools; is exposed to adverse weather conditions and unsanitary conditions; has contact with irate or emotionally distraught individuals.

Note: In accordance with the U.S. Department of Labor physical demands strength ratings, this is considered medium work.
