Job Summary

 

The Facilities Technician III (HVAC) is a senior-level skilled position responsible for the operation, maintenance, diagnosis, repair, and optimization of HVAC, building automation, and refrigeration systems throughout Bristol Tennessee City Schools. This position ensures systems operate safely, efficiently, and reliably to support uninterrupted educational activities and compliance with Board of Education Policy 3.2001 (Energy Conservation).

 

Main Duties and Responsibilities

 

The intent of this job description is to provide a representative summary of the major duties and responsibilities performed by employees in this job. Employees may be requested to perform job-related tasks other than those specifically presented in this description.

  1. Oversees the safe, efficient, and comfortable operation of HVAC, refrigeration, and building automation systems across the school district.
  2. Develops and executes preventative maintenance schedules for HVAC, refrigeration and building automation systems.
  3. Schedules HVAC and refrigeration operations through building automation systems to minimize costs while maintaining environmental standards outlined in Board of Education Policy 3.2001 on Energy Conservation.
  4. Independently monitors BAS daily to identify equipment operating outside established parameters and initiates timely diagnostics, adjustments, and repairs.
  5. Independently diagnoses, troubleshoots, and repairs commercial HVAC equipment including rooftop units, split systems, heat pumps, boilers, chillers, exhaust systems, and associated controls.
  6. Repairs mechanical, building automation, and refrigeration systems, orders parts and tracks their timely delivery for efficient equipment maintenance.
  7. Completes work orders promptly and proactively submits and fulfills work orders based on equipment assessments.
  8. Maintains accurate maintenance records within the district’s work order management system.
  9. Ensures compliance with all applicable safety standards, including lockout/tagout procedures and EPA refrigerant handling requirements.
  10. Maintains and safeguards district-owned tools, equipment, vehicles, and supplies assigned to the role.
  11. Responds to emergency service calls, including after normal working hours as required.
  12. Performs other related duties as assigned.

 

Minimum Education and Experience

  • High school diploma or GED or equivalent and five years of experience servicing commercial HVAC, building automation and refrigeration systems.

Such alternatives to the above qualifications as the Board may find appropriate and acceptable.

 

Required Licenses or Certifications

  • Valid EPA Universal Refrigerant Certification
  • A valid driver’s license and the ability to maintain a safe driving record

Preferred Certifications

  • Five (5) or more years of progressively responsible commercial HVAC experience
  • Demonstrated experience with commercial building automation systems (BAS)
  • OSHA 10 or OSHA 30 certification
  • Tennessee Mechanical Contractor License (CMC) or ability to obtain
  • NATE or HVAC Excellence certification

Knowledge of

  • Methods, materials and tools used in performing routine HVAC, building automation, and refrigeration systems maintenance
  • Standard safety protocols in the aforementioned areas.

Skill in

  • Safely using or operating the tools and equipment required to service HVAC, building automation, and refrigeration systems
  • Using multimeters, gauges, and diagnostic equipment to verify system function
  • Performing custodial, maintenance, and repair work in accordance with applicable standards.
  • Verbal and written communications.
  • Interpreting BAS trend data to diagnose system performance issues
  • Advanced troubleshooting of mechanical, electrical, and control system failures

Ability to

  • Independently diagnose equipment malfunctions and determine corrective action.
  • Prioritize and manage multiple service calls without direct supervision.
  • Make sound technical decisions that impact building operation and occupant comfort.
  • Communicate technical findings clearly to supervisors and non-technical staff.
  • Work independently with minimal supervision.
  • Establish and maintain effective working relationships with staff, students, administrators and other team members.

  • Medium to high degree of discomfort due to exposure to temperature, fumes, dirt, dust, noise, and cleaning chemicals.
  • The role works in both indoor and outdoor environments across multiple school facilities. The position requires frequent travel between locations and exposure to varied environmental conditions, including temperature extremes, confined spaces, heights, and mechanical rooms.
  • The role involves regular exposure to dust, fumes, noise, and cleaning or HVAC-related chemicals.
  • Physical activity such as climbing ladders, lifting heavy equipment, kneeling, and prolonged periods of standing or walking is required.
  • The role must be able to respond to emergency situations, including outside of standard working hours, to ensure uninterrupted operation of critical HVAC and building automation systems.
  • Work may be performed independently or as part of a team, with minimal supervision, and requires consistent adherence to safety standards and protocols.
