What are the responsibilities and job description for the Maintenance/Groundskeeper position at EXLP.OR VACATION PROPERTIES?
EXPL.OR Vacation Properties LLC is looking for a contracted Maintenance/ Groundkeeper to join our team. The responsibility to maintain our vacation rental properties through-out Oregon Coast area. The ideal candidate will have a working knowledge of home maintenance repairs and grounds keeping. The ability to assess problems and conduct basic construction and simple repairs along with landscaping and maintaining our homes. Repairs may consist of carpentry, plumbing, electrical, installation of appliances, Hot Tub service and the upkeep of the interior/exterior grounds as well as help the cleaning crew as needed.
Essential Position Requirements:,
- Applicants must have a good understanding of home maintenance which includes but not limited to:
- Basic carpentry skills (such as deck construction and repair, wall framing, sheetrock repairs, simple furniture repairs).
- Plumbing skills (such as replacing toilets and sinks and replacing faucets, repairing drains, fixing leaks, and repairing or replacing garbage disposals, etc.).
- Electrical repair skills (such as lamp repairs, replacing switches, outlets, and light fixtures, dryer and washer installation or repairing or replacing dishwashers, etc.).
- HVAC, electrical, fire systems and fire alarm systems
- Painting interior/ exterior. Drywall Repair
- Janitorial and landscaping skills
- Seasonal snow and ice removal
The candidate will not be expected to perform labor outside the level of expertise requiring trained professional such as licensed electrician and plumber.
Working Conditions:
- Ability to work independently and remain motivated.
- Willingness to work after hours, weekends, and holidays as needed.
- Ability to work outside in a variety of weather conditions (rain, wind, heat, snow, etc.)
- Ability to stand up and move about the property for the majority of the shift
- Ability to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces and can work on ladders.
- Ability to handle objects and equipment to maintain property.
- Ability to lift, carry, push, and pull up to 50 lbs.
Experience/Job Requirements:
- Have good communication skills.

- Must have the ability to work well with guest and staff.
- Perform work with little supervision.
- Have at least 2 year of experience in maintenance/cleaning.
- Must be professional and dependable
- Ability to work a flexible schedule that may include evenings and weekends
- Ability to work holidays
- Ability to work under pressure
- Valid Driver’s License or means of reliable transportation preferably a pickup truck.
- Have own equipment and supplies.
