We are committed to delivering quality homes while providing value our homeowners can trust. As our operations continue to grow, we are seeking an experienced and highly organized Homebuilding Construction Project Manager to oversee residential construction projects from start through completion.

Our office is located in Elgin, SC, with homes under construction primarily throughout Richland, Lexington, and Kershaw Counties. This position requires regular travel between active construction sites and may occasionally support projects in other South Carolina markets, including the Upstate and coastal areas, based on business needs.

Position Summary

The Homebuilding Construction Project Manager is responsible for managing the day-to-day construction of assigned residential homes, ensuring projects are completed safely, on schedule, within established quality standards, and in accordance with plans and specifications.

This is a field-focused project management position requiring a strong understanding of residential construction sequencing and the ability to coordinate multiple homes, subcontractors, vendors, inspections, materials, schedules, and competing priorities simultaneously.

The Project Manager serves as a primary point of accountability for assigned homes throughout the construction process. This individual will regularly inspect active projects, identify and resolve construction issues, coordinate subcontractors, monitor workmanship, maintain accurate project documentation, and proactively address conditions that could impact quality or schedule.

The ideal candidate is highly organized, takes ownership of their projects, communicates effectively, and understands that a successful home is not simply one that is completed—it is one that meets the company's expectations for Quality, Value, and Trust.

Key Responsibilities

  • Manage assigned residential homebuilding projects from construction start through completion and turnover.
  • Develop, maintain, and actively manage construction schedules using company project-management and scheduling systems.
  • Coordinate subcontractors, vendors, material deliveries, inspections, and other construction activities to maintain project timelines.
  • Conduct frequent site visits and inspections to evaluate construction progress, workmanship, safety, cleanliness, and adherence to plans and specifications.
  • Maintain a strong field presence and proactively identify issues before they negatively impact quality, cost, or schedule.
  • Verify subcontractor work is completed according to applicable plans, scopes of work, specifications, quality expectations, and established construction standards.
  • Hold subcontractors accountable for workmanship, schedules, job-site expectations, and completion of required corrective work.
  • Expedite subcontractor work and material deliveries when necessary to maintain construction schedules.
  • Coordinate and schedule required municipal and third-party inspections and ensure deficiencies or failed inspections are addressed promptly.
  • Review house plans, specifications, selections, scopes of work, and other project documentation throughout construction.
  • Identify discrepancies, conflicts, or constructability concerns and communicate them to appropriate leadership before they create larger project issues.
  • Document project progress through written updates, task-management systems, photographs, and other required documentation.
  • Utilize Monday.com, Mark Systems/ITK, and other company systems to maintain accurate project information and track construction progress.
  • Conduct regular job-site safety walks and reinforce company safety expectations and safe work practices.
  • Facilitate effective communication between company leadership, internal departments, subcontractors, vendors, municipalities, inspectors, agents, buyers, and other stakeholders.
  • Provide timely and accurate updates regarding project progress, delays, concerns, and anticipated completion timelines.
  • Participate in project and construction meetings to review current progress, upcoming activity, scheduling concerns, and operational priorities.
  • Assist with obtaining subcontractor and supplier quotes when required.
  • Coordinate completion of punch-list items and final corrective work prior to homeowner turnover.
  • Support homeowner orientation and closing-related construction activities as required.
  • Coordinate and follow through on assigned warranty requests with homeowners and subcontractors after completion.
  • Ensure warranty items are scheduled, communicated, documented, and completed within appropriate timeframes.
  • Support additional construction and project-management responsibilities based on business needs.

Required Qualifications

  • Previous professional experience in residential homebuilding construction, residential construction management, or a closely related construction environment is required.
  • Working knowledge of residential construction processes, sequencing, trades, materials, and job-site operations.
  • Ability to manage multiple homes and construction schedules simultaneously.
  • Ability to read and interpret residential construction plans, specifications, scopes of work, and related project documentation.
  • Experience coordinating subcontractors, vendors, inspections, and material deliveries.
  • Ability to evaluate workmanship and identify construction deficiencies requiring correction.
  • Strong organizational and time-management skills with the ability to manage competing deadlines and priorities.
  • Strong problem-solving skills and ability to make sound field decisions.
  • Demonstrated initiative and ability to work independently with limited day-to-day supervision.
  • Strong accountability and follow-through.
  • Professional written and verbal communication skills.
  • Comfortable utilizing technology for scheduling, task management, communication, and project documentation.
  • Valid driver's license and ability to meet company driving requirements.
  • Reliable transportation and dependable attendance.
  • Ability and willingness to regularly travel between active construction sites throughout assigned territories.
  • Ability to work outdoors and walk active residential construction sites in varying weather and site conditions.

Preferred Qualifications

  • Previous Homebuilding Project Manager, Construction Manager, Builder, Superintendent, or comparable residential construction experience
  • Experience managing multiple residential homes simultaneously
  • Production homebuilding or residential subdivision experience
  • Experience coordinating projects from initial construction through certificate of occupancy and homeowner turnover
  • Experience with Mark Systems/ITK
  • Experience with Monday.com
  • Experience with construction scheduling or project-management software
  • Experience coordinating municipal inspections and addressing inspection deficiencies
  • Experience managing subcontractor performance and construction schedules
  • Experience with homeowner orientations, punch lists, and warranty coordination
  • Familiarity with residential building codes and construction safety practices
  • Experience with cost awareness, subcontractor quotes, purchase orders, and construction budgets
