We are seeking an experienced Commercial Superintendent to oversee the daily operations and maintenance of 3 commercial properties located in Melville, NY. The Superintendent will be responsible for ensuring that all buildings are well-maintained, safe, and operating efficiently while providing excellent service to tenants and ownership.

Overview

We are seeking an experienced Commercial Superintendent to oversee the daily operations and maintenance of four commercial properties located throughout Long Island. The Superintendent will be responsible for ensuring that all buildings are well-maintained, safe, and operating efficiently while providing excellent service to tenants and ownership.

Key Responsibilities

• Oversee the day-to-day operations of four commercial properties
• Perform routine inspections of buildings, grounds, and mechanical systems
• Coordinate and supervise maintenance, repairs, and preventative maintenance programs
• Respond promptly to tenant service requests and building emergencies
• Work with property management to prioritize repairs and capital improvement projects
• Supervise and coordinate outside vendors and contractors
• Ensure compliance with all safety regulations and building codes
• Maintain accurate maintenance records and service logs
• Monitor building systems including HVAC, electrical, and plumbing
• Assist with budgeting and cost control for maintenance expenses
• Perform light repairs and hands-on maintenance as needed
• Ensure properties remain clean, safe, and professional in appearance
• Participate in on-call rotation for emergency situations
  
  

Job Requirements

• 5 years of experience as a Commercial Superintendent, Building Superintendent, or Facilities Manager
• Experience managing multiple commercial properties preferred
• Strong knowledge of building systems including HVAC, plumbing, and electrical
• Experience supervising vendors and contractors
• Ability to troubleshoot maintenance issues independently
• Strong organizational and time management skills
• Excellent communication and tenant-relations skills
• Basic computer skills for work orders and reporting
• Valid driver’s license and reliable transportation
  
  

Preferred Qualifications

• Experience with office buildings, retail centers, or mixed-use properties
• OSHA or safety training certifications a plus
• Trade experience (electrical, plumbing, carpentry, or HVAC) preferred
  
  

Physical Requirements

• Ability to lift up to 50 pounds
• Ability to climb ladders and stairs
• Ability to work indoors and outdoors in varying weather conditions
  
  

The Salary range is $60,000-$70,000.
