The Property Manager is responsible for maintaining the high standards of our luxury residences in Telluride, Colorado. Responsibilities include ensuring the functionality and performance of assigned properties, responding to owner and guest inquiries, and coordinating maintenance services. Beyond caretaking duties, this position will be integral in fostering strong relationships with property owners, collaborating with cross-functional teams, and contributing to company-wide initiatives to enhance owner and guest experiences.
Primary Responsibilities
- Maintains high standards for performance and functionality of assigned residences.
- Tracks, analyzes, and creates effective action plans for guest service improvement based on survey scores and member feedback.
- Performs maintenance and caretaking services according to service level agreements and management instructions.
- Engages and manages approved vendors for additional maintenance projects.
- Coordinates with 3rd party caretakers to ensure exceptional service.
- Proactively identifies and addresses property-related inquiries, issues, and complaints.
- Resolves property-related matters during and outside of business hours based on the on-call schedule.
- Protects and secures assigned properties according to safety procedures and seasonal factors.
- Conducts weekly maintenance inspections and report to owners and management.
- Responds to after-hours emergency requests and field incoming communication from call answering service.
- Supports seasonal property audits and identify off-season revenue-generating opportunities.
- Submits purchase order requests for supplies and purchases for homes.
Property Charges:
· Maintains accurate billable hours and owner charge reports for end-of-month billing.
· Participates in monthly review of owner statements to ensure accurate charges.
· Reviews owner charges by examining work orders to ensure accuracy.
Owner Relationships:
· Creates and nurtures strong relationships with owners, delivering an exceptional experience at every touchpoint.
· Collaborates with various teams and contribute to company-wide initiatives.
· Supports new property onboarding process, including inspections, introductions, repairs, and upgrades.
· Engages owners, contractors, and vendors for large-scale projects as requested.
· Performs other duties as assigned by supervisor.
Job Requirements (Experience, Knowledge, Skills)

- Minimum of 2 years of experience in short term rentals.
- Excellent oral, written, and listening skills.

- Proficient with communication technology (MS Outlook, Word, Excel, PowerPoint, chat applications).
- Experience with and knowledge of home infrastructure and mechanics.

Physical Requirements
· Exposure to inclement weather conditions.
· Must be able to lift up to 50 pounds at a time.
Job Type: Full-time
Pay: $55,000.00 - $60,000.00 per year
