The Residential and Commercial Heavy Equipment Operator is responsible for operating and maintaining construction equipment for excavation, grading, and site preparation specifically for our residential project sites totaling 50 acre. This role requires high-precision operation to ensure projects are completed safely, efficiently, and with minimal disruption to the surrounding property and residents.

Heavy Equipment Operator & Diesel Mechanic (Entrepreneurial Lead)

Schedule: This role is established as a part-time engagement through April 30, 2027, with a scheduled transition to full-time status on May 1, 2027.

Excelsior Properties is a family-owned real estate development firm established in 2000. We are currently spearheading the site development of 50 acres on three premier residential neighborhoods in Kenosha and Pleasant Prairie, Wisconsin. As we prepare to break ground in April 2027, we are looking for a unique, multi-talented professional—part operator, part mechanic, and part entrepreneur—to help build our business from the ground up.

The Opportunity

We aren't just looking for an employee; we are looking for a partner in operations. We own the land and are nearing final concept approvals. From now until April 2027, you will lead the charge in sourcing, evaluating, and restoring a fleet of used heavy equipment. Once construction begins, you will transition into a lead operational role, overseeing site development and ensuring our fleet remains in peak condition.

Key Responsibilities

1. Equipment Acquisition & Maintenance (Pre-Construction Phase)

  • Evaluate & Procure: Inspect and evaluate used heavy equipment for purchase, including bulldozers, excavators, dump trucks, skid steers, road graders, loaders, and cranes.
  • Diesel Mechanics: Act as the primary mechanic to repair, maintain, and "tear down/rebuild" equipment during winter months at our dedicated facility in Pleasant Prairie.
  • Operational Readiness: Ensure all machinery is field-ready for our April 2027 ground-breaking.

2. Site Operations & Development

  • Precision Operation: Operate excavators, dozers, and graders for excavation, trenching, grading, and infrastructure installation (roads, sewer, and storm water).
  • Project Oversight: Read and interpret blueprints and grade stakes to ensure site preparation meets exact specifications.
  • Leadership: Supervise a small crew (up to 5 reports) and coordinate with third-party contractors to ensure timely project execution.

3. Safety & Compliance

  • Maintain strict adherence to OSHA and Environmental Health and Safety (EHS) standards.
  • Conduct pre- and post-operation equipment inspections and maintain detailed maintenance logs.

Qualifications

  • Experience: 10 years of proven experience operating a wide range of heavy machinery in construction or excavation settings.
  • Mechanical Expertise: Deep knowledge of diesel mechanics is required. You must be comfortable with complex repairs and equipment maintenance.
  • Entrepreneurial Mindset: A self-starter who thrives in a small business environment and wants the responsibility of "owning" the fleet and the site process.
  • Certifications: Valid Safety OSHA and EHS certifications (or the ability to obtain them immediately). OSHA 10 or 30-Hour Construction Certification preferred
  • Technical Skills: Ability to read and interpret construction plans, site markings, and civil engineering drawings.

Physical Requirements & Work Environment

  • Ability to lift up to 50 lbs and perform rigorous physical labor.
  • Willingness to work outdoors in varying Wisconsin weather conditions.
  • Location: Maintenance will be based out of our Pleasant Prairie barn site, with site work across Kenosha and Pleasant Prairie.
  • License: Valid Driver’s License required (CDL preferred).

· Operate heavy equipment such as excavators, bulldozers, backhoes, loaders, graders, and skid steers
· Perform excavation, grading, trenching, and site preparation work
· Read and interpret blueprints, grade stakes, and site plans
· Ensure proper operation of equipment and adjust controls to regulate pressure, depth, and alignment
· Conduct pre- and post-operation equipment inspections
· Identify and report mechanical issues or needed repairs
· Follow all safety procedures and maintain compliance with OSHA and company standards
· Work closely with site supervisors and crew members to complete tasks efficiently
· Maintain clean and organized work areas

Qualifications:

· Proven experience operating heavy equipment in construction or excavation settings
· Strong understanding of grading, trenching, and site development
· Ability to read and interpret construction plans and markings
· Knowledge of equipment maintenance and safety procedures
· Ability to work in fast-paced and physically demanding environments
· Strong communication and teamwork skills
· Reliable and punctual with a strong work ethic

Requirements:

· High school diploma or equivalent preferred
· Valid driver’s license (CDL preferred but not always required)
· Ability to lift up to 50 pounds and perform physical labor
· Ability to work outdoors in varying weather conditions
· Flexible schedule with willingness to work overtime if needed

Work Environment:

This position operates on construction sites with exposure to heavy machinery, noise, dust, and changing weather conditions. The role requires physical activity including standing, climbing, lifting, and operating equipment for extended periods. Safety awareness and adherence to all regulations are essential.
