What are the responsibilities and job description for the Title Examiner position at Exact Title?
The Title Examiner is responsible for reviewing and analyzing public records to determine property ownership and identify liens, judgments, easements, restrictions, encumbrances, and other matters affecting title to real property. This position ensures title commitments are accurate, complete, and prepared in accordance with underwriting guidelines and company standards.
Key Responsibilities:
- Examine real estate records and establish the appropriate chain of title.
- Review deeds, deeds of trust, liens, judgments, easements, plats, probate matters, and other recorded documents.
- Identify title defects, requirements, and exceptions that may affect insurability or closing.
- Prepare and/or review title commitments for accuracy and completeness.
- Determine appropriate requirements necessary to clear title.
- Work closely with escrow officers, processors, title production staff, and underwriters to resolve title issues.
- Escalate complex or high-risk title matters to management or the appropriate underwriter.
- Maintain strong attention to detail while meeting established production and turnaround standards.
Qualifications:
- Minimum of five (5) years of Colorado title examination experience required.
- Strong knowledge of Colorado real estate records, title examination practices, and title insurance requirements.
- Experience examining complex chains of title and identifying title defects, liens, encumbrances, and underwriting concerns.
- Strong understanding of deeds, deeds of trust, probate matters, easements, plats, judgments, and other recorded instruments.
- Excellent analytical, research, and problem-solving skills.
- Strong attention to detail with the ability to manage multiple files and deadlines.
